Last week, in the afternoon, we were paid a visit by a family of Black Bears. I had heard that there was a mother with three cubs wandering around but they had eluded my site until now. What a cute family they make, I have seen 2 cubs many a time but three! The runt of the litter is not even black, he is very much brown as the video shows, so much so that I would mistake him for a Brown Bear cub.

It's official, the biggest thing since Harry Potter, the Twilight Saga is filming the second instalment Eclipse in and around the Lower Mainland of British Columbia in the suburbs of Vancouver.
I spotted the "Forks Washington" Police Cruisers in storage, probably near an unidentified set in downtown Maple Ridge earlier this week and have been on the look out for one of the actual sets ever since. The British Columbia Government has released important details today with respect to the transitional implementation of the HST with resepct to new Real Estate construction. The tax will not just occur on July 1, 2010 but will be phased in. This is an important consideration for builders and buyers.
To help homebuyers and builders transition to the HST, transitional rules would be provided for new housing transactions that straddle July 1, 2010. The proposed transitional rules would be similar to the transitional rules that applied when the GST was introduced. The Province is proposing to increase the threshold for the B.C. HST new housing rebate from $400,000 to $525,000 to ensure that, on average, purchasers of new homes up to $525,000 pay no more tax due to harmonization, Finance Minister Colin Hansen announced today.
"We heard the concerns from consumers and industry about how the HST might affect home buyers, and this increase will move the threshold to above the average new home price in the province. Clearing of the land for the new Kanaka Creek Bridge in Albion is well underway. I stopped by recently to have a look at the scope of this project.
It seems that phase one involves removing all the trees in order to widen the right of way and stabilize the approaches which are quite steep.
The scope of this project vastly exceeds simply replacing the bridge deck and will change the landscape and views around this area forever in the Maple Ridge real estate neighborhood of Albion.

240 Street Bridge Replacement over Kanaka Creek in the Maple Ridge Real Estate neighborhood of Albion.
The bridge on 240th street in Albion over the Kanaka Creek is now closed for an aproximate 5 month period as the District of Maple Ridge replaces the existing 2-lane bridge with a 4-lane bridge and widens the approaches, The bridge on 240 Street, from north of McClure Drive to just south of Kanaka Creek Road, is now closed to traffic and pedestrians.

July 31, 2009 the Albion Ferry, which linked the Maple Ridge real estate neighborhood of Albion to Fort Langley sailed down the Fraser River for the last time and into history. The Albion Ferry sailed the mighty Fraser for a little over 50 years, starting in June of 1957. On this day the parking lot is empty, a far cry from the multi-sailing waits that were reported on radio traffic report on a hourly basis.

I thought it was getting a little hot in the house towards the end of the work day in the Maple Ridge neighborhood of Albion what I did not know was my Air Conditioner/Heat-pump was failing fast and on the hottest day of the year! Today in Albion it was at least 35C atop our Thornhill perch, the humidity making it feel as if it was well into the 40's.
