spokane real estate: I Tour New Listings! - 11/08/16 06:02 AM
So what?  Why do I care if you tour new listings or not?   Good question. Well, if you are a seller, you have an incredible advantage when you list your house with a company or office where the agents actually go out and physically walk through the newly listed home.  Most of these agents who tour are the top producers and most active in the office and the area at large. This means that your home automatically gets more exposure to agents with active buyers right off the bat.
Moreover, These agents fill out response cards to help the seller get … (4 comments)

spokane real estate: What happens to my ability to buy when the rates go up? - 09/27/16 09:40 AM
Friday's Wall Street Journal was the one to reed if you were interested in the the next days' comentary about why the rates didn't go up and when might they?  Economists vary as to why the rates have not gone up as of yet, but most agree that they will go up soon.
Every Tuesday morning I get together with a group of outstanding agents interested in learning more, being more efficient and most importantly, serving our clients better.  Generally we discuss in depth the process of real estate from every angle you can imagine.  This quarter we are focused in on … (1 comments)

spokane real estate: How does Spokane rank within markets in the US.? - 09/21/16 06:44 AM

We always read about "the market" in the paper, or see, or hear about it on electronic media.  Most of the time the reference is to the over all average nationwide, but it's interesting to see that it really does vary from place to place depending on where you are.
To see the Most Expensive Markets: Top 10 Most Expensive Markets
To see the Most Affordable Markets: Top 10 Most Affordable Markets
These are all ranked based on 4 bedroom 2 bathroom homes.  So, where do Spokane and Spokane Valley Washington fit in the market in terms of ranking? 2016 Coldwell Banker Home Listing Report

spokane real estate: So Scott, how is the market? - 07/20/11 08:18 AM
I think I get asked this question, or a variation there of, every day at least once.  The problem with coming up with an answer to this question, is that the question itself is very vague.  Certainly, it's an understandable first point of inquiry, but really, "the market" is quite complex.  If the question asker is really wanting to know "how is being an agent in the business?" then they are really asking about the quantity of sales in the market.  If they are approaching the subject from the stand point of a homeowner wishing to, perhaps, sell in order to … (2 comments)

spokane real estate: The Day Time Stood Still in Spokane - 05/09/11 11:50 AM
Just the title of this post reminds me of an old story of a friend of mine who was on a flight into Spokane where the pilot announced on the P.A. system that he had begun his decent into Gieger Field saying that his passengers should set their clocks back 20 years!  lol.  Well, if you set your watches by the clock tower in downtown Spokane and Riverfront Park, you may in fact be way off come this Friday as work begins on the 109 year old giant sized grandfather clock and famous Spokane landmark.  This Friday (May 13, at 10am) the clock will … (1 comments)

spokane real estate: Riverfront park, Spring Has finally Arrived - 05/09/11 11:20 AM

Beautiful Spring weather has finally arrived in Spokane

Just shy of 70 degrees with a gorgeous blue sky and the thundering falls sound is all around

The running water feature at Riverfront Park's entry way is a sure sign that Spring has definitely arrived

Nice view looking south from the park with the Macy's building in the background

The land has always held an honorable spot in the heart of Native Americans, partly because of the rich history of the abundance of fish in the waters, a once robust area to catch Salmon as they jumped … (2 comments)

spokane real estate: Terrific Home Inspector - 12/10/10 12:51 PM
I am recommending Kraig Benoit based on the outstanding service provided to my clients on a recent home purchase.  Mr. Benoit was great to work with, very thorough with his work, and my clients, who have already worked with many inspectors on previous transactions, really thought he did a terrific job.  I also am working on an investment property deal and plan to personally use Benoit Home Inspection Services for my own personal property inspections as well.

Anytime anyone buys a home, they should always get a home inspection.  This is one area where you don't want to be trimming … (0 comments)

spokane real estate: Happy Halloween Spookane! - 10/29/10 08:12 AM
Wednesday Afternoon I spent driving all over Spokane's South Hill and Perry District neighborhoods in search of some great Halloween yard displays and trick or treat decorated homes.  With the home owner's permission of course, I have selected a few of the best for the blog:

Some of the decorations are not quite as scary but still very festive...

Drive carefully and look out for all the little ghosts and goblins.  There's lots of fun stuff going on around town.  Parents can take kids trick or treating in the neighborhoods or at area shopping malls.  Lots of … (0 comments)

spokane real estate: Lost and Found, Spokane South Hill Area - 10/27/10 11:00 AM

She's been missing for some time now, and I spoke with the Cat's parent's and they said still no sign of the missing Cat.  If you know something or have seen her, the numbers are right there on the sign.

This one is different from the other, and I spotted this sign on 10/27/10 in the Cliff Park area.

spokane real estate: What should Agents serve at Open House? - 09/10/10 10:36 AM

This is my first year as a new agent, and of course I had always heard that fresh baked cookies are the choice of agents to serve at open houses, but I wanted to be different so I immediately set out to re-create the wheel.  At my first couple of listing I served a variety of soft drinks, juices, and bottled water along with baskets full of Sun Chips, packaged peanuts, and fresh fruit.  I also tried brownies and pastries from the Bakery at the local supermarket, and even this past summer served fresh Lemonade in a large glass dispenser.  I found out … (5 comments)

spokane real estate: Mortgage Rate Rises... - 09/10/10 08:16 AM
Could this be a sign of what's to come, or will rates stay roughly where they are at presently until at least after the next election?
Thirty-Year Mortgage Rises for First Time Since June The Wall Street Journal | September 9, 2010 After weeks of falling, the average interest rate on a 30-year fixed-rate home mortgage rose slightly this week, according to Freddie Mac's weekly survey of conforming mortgage rates, released on Thursday. And the average rate on a 15-year fixed-rate mortgage remained unchanged from last week.
A few weeks ago I was told if you pay down a few points you … (0 comments)

spokane real estate: How about a jobs program? - 07/26/10 09:24 AM
The latest National figures are out and new home sales are second lowest in history for month of June although they were up over May and more than last year.  Because real estate is a significant chunk in the overall economy it has a major impact on a recovery thus we strive for growth, but today's growth is not as robust as many would like, to put it mildly.  What if we had a jobs program?  The actual unemployment rate is much larger than official government statistics and may actually be one of the most important factors to the weaker than expected economic recovery in the United States.

spokane real estate: What is Real Estate really all about? - 06/24/10 11:08 AM
To answer the second part, in my opinion real estate from a business standpoint is a lot like an airline.  Suppose you were in charge of marketing your airline.  Would you focus on the aircraft, the route map, the fuel efficiency, load factors and average cost per seat mile?  Well maybe, and of course you would definately want to know about all of that, but what really is it that you do in the mind of the consumer?  Perhaps the most important thing is that you get them from point A to B safely, and quickly.  Does the consumer care about all … (0 comments)
