market update: Don't Miss The Rising Tide - 07/29/16 09:11 PM
I am looking out at Grand Lagoon from my easy chair after another busy day of helping people accomplish their real estate goals. The water level of the 'goon is rising because of high tide.
Then I had an "I coulda had a V8" moment: Just as all boats are raised up with the tide, property values in St. Thomas Square are now rising with each successive sale, lifting the price of the next sale.

Sales Activity
Condo sales at St. Thomas Square for 2016 is on pace to surpass 2015 sales. Five units have sold to date for $485,400 compared to total sales of 13 units in 2015 for $831,800. Just over 54% of ast year's sales volume has been achieved this year with75% of the calendar year remaining.
A 2BR 2BA Villa V unit sold in April for $149,500. It has been 14 months since the last villa sold (only one villa offered for sale in 2014). However, a villa is currently under contract and two are available for purchase. Two plaza units are near closing and two … (2 comments)

St. Thomas Square has two distinct classification of condos: Plaza and Villas. 
The Plaza units are located on the second and third levels above the retail shops main level of the building. The Villas are located in five buildings each having up to fourteen units
 St. Thomas Square Plaza SalesThe Plaza has seen much activity in listings and sales of units in 2015 and is continuing into 2016. There has been nine units sold in the last six months compared to only three sold from 1/1/15 to 7/31/15. 
 
 
Currently there are three units that all went under contract in January. That is a 400% increase over the previous six months sales of three units. Unit 1204C is a 305 square foot efficiency. The last price listed was $49,000.
