Though I believe we have finally stabilized from the 2+ year free fall in pricing that we have experienced, I believe it will be a very slow ride back up to anything near 2005-2006 numbers. That being said the inventory reductions and fewer bank owned options are finally giving seller's some hope in this reasonably priced enclave within Meadowpointe.
After 2 1/2 years of a virtual freefall in pricing in Vermillion, I believe we are finally seeing some stability and even some small increases in pricing and interest in the community. This community includes a couple floorplans of pulte townhomes all with 1224 square feet of living space and a small Lanai. This communities HOA includes water and insurance and an eventual payment under $1,000 is very possible including water, insurance, taxes, principal, interest, and groundskeeping. A good choice for a firsttime homebuyer...
While man of these home might have out of date kitchens, out of date bathrooms and even deferred maintenence, The fact that many of these homes are very well cared for and have few add on like many new home communities make this community a good choice for first time home buyers. You might actually find that you can afford more home for the same monthly payment in a community like this with low HOA and No CDD...
Aberdeen has many advantages for buyers including location right off of 54, lower pricing than many neighboring communities, in many cases lower tax assessments due to home valuations, and Low HOAs... This former Morrison Homes Community lies off the County Line Road about a mile from Bruce B Downs and an easy commuting distance to I75 and I275... The Builder is gone, There are often Bank Owned and Shortsales that are a perfect fit for homebuyers wanting no cdd...
Not much new constrution in the New Tampa/Wesley Chapel area these days, but this niche neighborhood in Meadowpointe has some really nice new properties from Inland, and has some almost new properties Inland and Suarez Homes... This would be a nice option for a Brand New or Recently Built..

Ashley Pines is an area of Centax Homes at the 54 enterance to Meadowpointe. This community is often a great location to find very large homes that are available at very affordable pricing. For instance REOs have gone at around 3000 sq ft for as low as 150-160k in the last year... This is a great place to avoid huge HOAs and CDD fees but still be in a great commute location...
