avoid: Should you stop paying your mortgage when selling with a SHORT SALE? - 07/31/12 01:26 AM
A Home Owner just called telling me that Mr. Out of Town Broker told them to STOP paying their mortgage to help make the short sale more "more eligible" when they submit it. The Home Owners question was "Should they stop paying their mortgage when selling with a SHORT SALE?"

With red flags waving as hard and furious as if I was standing in Hurricane, my next question was "Did you sign a Listing with this agent and Massachussetts company?"
"Well of course" replied the caller. My pause on the phone was obvious enough for the caller to go into a defensive stance. Because … (11 comments)

avoid: Why do Listing Agents NOT UPDATE their Listings in MLS? - 07/28/12 11:55 PM
Why do Listing Agents NOT UPDATE their Listings in MLS? As I browse through the local MLS here in the Manchester NH area, I have noticed a trend that quite a few listings that are in here as "active" are actually "pending". The more disturbing part is the trend of certain Listing Agents not even returning my call or emails if it is available and if my buyer can see it today. You can not sell a home if a buyer can not see it....

The MLS is one of the most important tools for Listing Agents to introduce their Listings … (17 comments)

avoid: YOU Priced that Home TOO LOW as neighbors declare WAR - 07/14/12 11:03 PM
I received a call from a person that was quite worked up. Another agent listed a SHORT SALE in the Manchester NH area in a quite desirable neighborhood at a rock bottom price. The home is neat, clean and appears to have no damage. The neighbors have circled up and formed a "war party". "How could they price that home this low? What is that agent thinking? Do they know they are affecting each and every home in our precious neighborhood by their actions." rang out from neighbor after neighbor.
Why are they calling me, becuase I sold their house to them and … (35 comments)

avoid: HOW did you come up with that price you offered on a SHORT SALE? - 07/09/12 11:22 PM
I do not know what is worse, a SHORT SALE in the Manchester NH area that is priced WAY below market value or the offers BUYERS want to place on these listings. It creates a "CIRCLE OF FAILURE". You must be asking yourself why am I being so tough on Short Sales this morning? Because... Home Owners may not even know their choice of a Short Sale Listing Agent may have just doomed their Short Sale becuase that agent has PRICED THE HOME TOO LOW....
Despite what people think the bank will spend some time and money to determine what the … (14 comments)

avoid: WHY are you submiiting so many Offers to the Bank for a SHORT SALE? - 07/08/12 10:10 PM
There is quite a battle going on for an answer to the question "Should more than one offer be sent to the Sellers Bank for Approval on a SHORT SALE." The key point many are missing is the sale is not between the bank and a buyer but the buyer and the current home owner who needs thier banks approval to sell for less than they owe.The Home Owner and their EXPERIENCED SHORT SALE AGENT should look over all overs and not just choose the best price but the one with the best terms. An offer saddled with lots of contingincies … (17 comments)

avoid: A Monkey could sell a new Listing when you price it low Enough. - 06/28/12 12:28 AM
Well maybe not a Monkey but I needed a catchy title. How easy is it really to sell a new Listing Today? Here on AR I start the day everyday by reading my favorite selection of blogs that offer some of the best advice and reading available. Yesterday my favorite marketing guru Barbara Todaro wrote a blog Price It To Sell And MLS Is The Only Marketing Needed... The basic premise was "price cures all problems". Her blog starts a great conversation where sure it is true that despite a bad location or home needing tons of work, if you price it low enough it will sell. She is … (36 comments)

avoid: Can I Mow Your Lawn? for FREE, really... - 06/24/12 11:46 PM
I am used to intersting questions but this one made me sit up straight. As a leading Listing Agent in the Manchester NH area I get to see alot, Have I seen it all? Probabily not becuase each day brings a new adventure and new challenges both of which I live. So yesterday when the phone rings and the gentleman asks "Can I mow your lawn?" At first thought it was another sales call trying m to get me to use their services. But then he said i am the neighbor of "123 Main Street" which was foreclosed on. The bank is doing a POOR job cutting … (57 comments)

avoid: Can a SHORT SALE fit into your pocket? - 06/22/12 10:23 PM
Can a SHORT SALE fit into your pocket? A increasing trend not only in the Manchester NH area but around the country is for some agents to take a short sale Listing but NOT place it in MLS. Although it is not the true definition of a pocket listing, it is in the family of them. For those who do not know what a "Pocket Listing" is, it is when a seller may not want to place a home on the open market for various reasons but if the right buyer comes along at the right price, they would sell.

avoid: What Happens When a HOME is ABANDONED? Part II - 06/18/12 02:00 AM
Last weekend I sparked some debate with my blog What Happens When a HOME is ABANDONED?  I got some intersting emails about the pros and cons of the Foreclosure crisis. To be clear i am not weighing in on either side but want to show you the condition of some of my new listings. One person asked why I was complaining and get me, I am not complaining as the worst the condition the more the investors LOVE these types of homes.
If you ever wondered what happens when someone abandons their home in New Hampshireor anywhere in the US you see a home with an over grown lawn? or … (5 comments)

avoid: How dare you answer your own Phone? - 06/17/12 11:11 PM
Over the weekend I had an interesting conversation when an agent from a big national franchise who called and upon my answering the phone, asked me if I always answered my own phone. I said of Course. He immediately said that is what a receptionist and automated call answering machine are for, to weed out the calls and free up his time. I immediately thought to myself that is why I can never get through to you when I have a buyer for one of your listings becuase you make it near impossible to reach you with 1 call. As I though t to myself … (101 comments)

avoid: What Happens When a HOME is ABANDONED? - 06/16/12 10:16 PM
The riddle is what happens when you abandon your home in the winter in New Hampshire and it is only found and secured in the summer? Have you ever wondered about a home you see every day with the over grown lawn? Why did they leave? What will happen with this home? Well... In the last months Banks have sure stepped up the Foreclosure process on abandoned home. Most people wonder but not many people get to see inside. As a Leading Listing Agent of Bank Owned homes here in the Manchester NH area I am one of those lucky ones.

avoid: You Can't handle the Truth about SHORT SALES. - 06/11/12 10:19 PM
Yesterday I lit up the Blogsphere with a blog titled HEY Short Sale Seller - GET OUT!!!! of our new home... It lit up my inbox with emails from Home Sellers asking for help. This time the overwelming question is WHAT IS THE RIGHT WAY TO GET MY HOME SOLD THROUGH A SHORT SALE. So many write that they read the warnings from other sellers but still just do not understand. Most Home owners saw a flashy ad on TV and rushed into listing becuase they thought bigger was better. I am sorry to report everything you see on TV is not always … (20 comments)

avoid: YOU DID WHAT? - 06/09/12 11:54 PM
This is why i love being in Real Estate here in the Manchester NH area. Usually you would expect this question when you did something wrong however I got asked it for doing everything right. It seems an agent from a "big box" style Real Estate company listed a home in the area. The home owner keeps asking them why they are doing or not doing certain things becuase when their relative sold their house through me, I did all these things and the house sold quickly. They have been listed for months.
So this agent took time to call me and confront me on … (13 comments)

avoid: What is the SECRET to getting a MORTGAGE Today? - 06/09/12 09:45 AM
There is not many days that go by here in Manchester NH where a potential buyer does not email or call asking me if they can get a mortgage. Normally is starts with "my credit score is xxx, can i get a mortgage?" Most are first time buyers just starting the process while ther are starting to be quite a few potential buyers who lost homes at the start of recession. My reply always starts with have you met with a loan officer yet. Most say no, while some say they have been pre-quailified online which is usually not a good sign.

avoid: HOW DO YOU KNOW? The life in the day of a REO Agent part 1: Q & A - 06/08/12 11:01 PM
Friday was one of the busiest days for Real Estate this year in the Manchester NH area . I had an Asset Manager visiting me in New Hampshire to check on their Bank Owned Homes and I had previously set up appointments to hire a couple of new agents. The asset manager wanted to shadow me through my duties from valuation, preservation and sales. The question they kept asking was "How do you know?" To set the stage I perform many duties for banks, much more than the average REO agent but, is the reason I get so many listings... is from going the extra … (6 comments)

avoid: WHO LEAVES THEIR HOUSE LIKE THIS? - 06/08/12 12:06 AM
This week in and around the Manchester NH area I received a large assignment of Bank Owned Homes. The one trend I see in Foreclosures is that most homes are vacant and or abandoned. It is a sign the Banks are catching up on taking back these types of homes which is needed to keep the recovery going. Often the worst thing an owner can do is abandon their homes.
These homes though are in "Real bad condition" My first home has an indoor pool, it would be quite luxurious except the pool is in the basement. When they stole the copper … (17 comments)
