buyer: Should a SELLER ever PAY a Buyers Closing Costs? - 03/01/15 09:59 PM
WHO should have to pay CLOSING COSTS during the Purchase/Sale of a home? Different parts of the country have different traditions. However this is a subject I bring up with the Home Seller when Listing a Home For Sale. Here in NH the majority of sales where the Buyer gets a mortgage, is a FHA Mortgage. Most Buyer using a FHA mortgage do so because they have good credit but little savings.

Most Sellers do ask "Why they should have to pay the Buyers Closing Costs?" The simple answer is so that they can sell their home quicker and … (15 comments)

buyer: Why wont anyone give me real answers about Real Estate commissions? - 02/08/15 12:06 AM
One of the most controversial subjects in Real Estate is about commissions. The one factor is each agency can set what they will charge. The MOST IMPORTANT factor is what services you get for what you pay. Real Estate agents are not allowed by law to discuss an average commission or what anyone else charges. My best tip is to call an agency, ask what they charge and what you get for what you will pay. the BOTTOM LINE is their services should more than save what you pay.

You will see Commissions discussed in every online forum which … (27 comments)

buyer: How far in advance should I start looking for a Home to Buy? - 09/14/14 09:30 AM
What are the secrets to Buying a home? How far ahead of being ready to buy should I start. What can i afford? There are no shortage of questions by First Time Home Buyers looking to purchase homes in the Manchester NH area.  The first two steps are hiring the BEST Buyer broker and a Local and trusted Loan officer.

Basically when it comes when to start the process, If you know you have good credit and a good savings 3-4 months is plenty, however if you dont know what your credit is or dont have much saved, 4-6 months in … (8 comments)

buyer: Can you trust what you see Online when it comes to Real Estate? - 08/30/14 09:36 AM
It is reported nearly all Buyers and Sellers start their their search for an agent and information online. Can you trust what you are seeing? Just because it is online, it has to be true, right?

You do not have to look far to get some answers to those questions. The majority of listings that have not sold may tell you. The buyer who lost out on their dream home may tell you.  You can not always believe what you see.

Even when it comes to well known national websites, information may not always be 100% correct. Online … (8 comments)

buyer: A whole new meaning to a Foreclosure being a pile of poop. - 08/30/14 12:08 AM
If you you think Listing and Selling Foreclosed and REO Homes is easy, you may want to read this. One particular bank asks agents to attend the Foreclosure auction usually held in front of the property. If the bank buys the home back, the listing is assigned. On this special day arriving early to a ruckus. It was the auctioneer, a couple of investors and now myself. The home owner was in the process of smearing dog poo on the stairs and hand rails.

He was yelling, his wife was yelling at him and we all stood back. The auctioneers phone rings, … (44 comments)

buyer: Whatever happened to the AMERICAN DREAM? - 08/02/14 04:28 AM
You often hear what is this world coming too? Where did the American Dream go? Going to school, studying hard, getting a job, working hard and saving for a home... A simple formula for perhaps more simpler times. Before cash out refinances, before entitlements, before wanting something for nothing, before doing only enough to get by and perhaps before, in a time where hard work was rewarded.

Not all is lost my good people. There is still people who have that eye of the tiger, with a will to work hard, study, save and take chances to open their own … (14 comments)

buyer: What is the BEST Day of the Week to Purchase a Home? - 06/06/14 09:48 PM
Is there one day of the week that is BETTER when it comes to Buying a Home? Some Buyers have found the secret to success while others are left to ponder why they lost their dream home? You may find many opinions on what day is better to purchase a home. Saturday's may be the busiest day of the week for showings, however do more showings bring more offers?

Many Buyers prefer week days while the Sellers may be at work and they have time to spend in the home, see it at their pace and are not rushed … (15 comments)

buyer: 5 Reasons your NEIGHBOR may be killing your HOME SALE - 06/05/14 12:06 AM
Can a neighbor really "Kill a home sale" ? You bet they can and most often it is by scaring away potential buyers before they even can make an offer. Take a recent showing where we show up at a home with my Buyer. The listing agent was not present. We went in to view the home, the Buyer LOVED it. Then it was time to check out the back yard where we were met with the neighbors 4 barking little dogs.

Then came the neighbor. Their introduction was priceless when they stated "we will be glad to see … (12 comments)

buyer: What does it take to get a Home Sold in Today's market? - 05/28/14 12:18 AM
In the May Active Rain Challenge, it asks What do I believe to be the top success principle required in real estate? I believe to be successful it takes more than just 1 principle to succeed. Real Estate is more than just Selling homes, it is providing service and making Buyer and Sellers dreams come true. Anyone can place a For Sale sign in a year, place the listing in MLS and hope and wish for a Buyer to come to them.

To be a really good agent it starts by standing by your Buyer and Seller through each step of … (10 comments)

buyer: Should there be a DRESS CODE for Home Buyers when Looking at Homes? - 04/15/14 11:15 PM
It what could become very controversial, should Buyers have a minimum dress code for when they go look at houses listed For Sale? As Agents we are free to dress up as much to as comfortable as we feel our clients will accept us. Home buyers should be comfortable but where is that line. With a new listing finally ready to show, the sellers gave me a window to get in as many showings as I could,. Their elderly parents live with them, and showings need to be accompanied. I was willing to do so, as it was how I got … (18 comments)

buyer: How SHOULD Real Estate Agents feel about Daylight Savings time? - 03/07/14 10:15 PM
All week I have read blogs with some for, but most against daylight savings time. Here in New England, not only is it looked forward to, it is welcomed and should be celebrated. We have suffered through early darkness all winter. Although the weather has not warmed up, everyone is ready for Spring. Tonight for instance the sun sets at 545pm. Back in December and January it was just after 4pm. Sunday night we can rejoice it will be light past 645pm. Here in the MANCHESTER NH. area, the Real Estate market can officially open for evening showings that do not … (8 comments)

buyer: What is the real Estate Market like in Manchester NH? - 03/06/14 10:08 PM
It is easy to be confused when the media is reporting the amount of Sale dropped 13% for January 2014 over last year. On the other side of the market, Home Values have increased 14% for the same period according to the NH association of Realtors for the MANCHESTER NH. area . If sales drop, how can prices go up? This is a question I am being asked here in the .Consumers often relate a decrease in value when they see a decrease in sales. THE FACT is there is a shortage of homes for sale in some area. There is … (12 comments)

buyer: HOW can Lower Sales equal Higher Prices? - 03/05/14 01:33 AM
If sales drop, how can prices go up? This is a question I am being asked here in the MANCHESTER NH. area as the amount of Sale dripped 13% for January 2014 over last year. Home Values have increased 14% for the same period according to the NH association of Realtors. Consumers often relate a decrease in value when they see a decrease in sales. THE FACT is there is a shortage of homes for sale in some area. There is a steady flow of Buyers looking tio take advantage of the Ultra low interest rates before they may rise. Therefore … (12 comments)

buyer: You Should not HATE the thought of Buying a new Home - 03/02/14 10:04 PM
You can sure bring out emotions of your blog readers when you include the word HATE in a blog title. Quoting this First time Buyer she was so stressed by what she was experiencing while buying a home, she used the " H " word when describing it. Yesterday i wrote about how a Home Seller had 'Hated" the process of Selling their home. To read how this story starts, please check it out.

On the flip side of Selling your home is Buying a Home. Either adventure should NOT be stressful. you should not feel anxious. Buying a … (8 comments)

buyer: WHY does the Yard Sign say COMING SOON? Is it a Bank Owned Home? - 02/24/14 09:27 PM
WHY would one put a yard sign listing a home FOR SALE but then put "coming soon" if the home is not ready to be sold. This question is featured today as written by one of my favorite Bloggers Dick Greenberg simply titled COMING SOON. What is gong on with these signs? As a leading Listing Agent of Bank Owned Homes in the MANCHESTER NH. area, I can tell you the Banks and asset management companies who assign these listings, make the agent put a sign up on vacant properties as of day 1.

The problem starts that … (9 comments)

buyer: Can you see that new home over the snow banks? - 02/23/14 06:11 AM
Can snow help you sell your home? An interesting call from a Buyer who was stopped in front of my Listings telling me the newly fallen snow looked so pretty she needs to see this house. As winter holds on tightly in the Manchester NH area, there is no doubt the spring market has started although it is only winter. Ultra low interest rates right now and a fear they will rise are spurring buyers to start the buying process now.

The market here is like many other areas of the country where you will find a market that has a lighter inventory of homes … (7 comments)

buyer: When does the Spring Market start so i can Buy a home? - 02/22/14 06:36 AM
Buyers are under the impression they NEED to wait until Spring to Buy a home. Depending on what part of the country you are in, spring could be now, or if you live in the Northern USA such as in the Manchester NH area, we got almost 3 feet of snow this month.   Should I wait until Spring is one question I hear nearly every day. Buyers think Interest Rates are too high but never checked to see what they are. DO YOU KNOW that Interest rates did rise slightly but then settled back down without much fanfare. Rates are a little above their all time lows but … (4 comments)

buyer: How many BUYERS does it take to SELL a Home? - 02/16/14 09:44 PM
How many Buyers should you let see a home before you accept an offer? That was the question of the weekend for a new listing. To set the scene a new listing hits the market. They ask for a few days to get the home ready before showings can start. I( have buyers ready, willing and able to buy in this very neighborhood. The home was listed at the higher end of the market value based on the homes the same age , same size and all in the same neighborhood. With a shortage of homes listed for sale in the … (16 comments)
