buying: What should you do if a home already has multiple offers but you want to Buy it? - 03/09/12 10:18 PM
As a leading Listing Agent of Bank Owned homes in the Manchester NH area, one of the most common occurances as of late is to get multiple offers on a property. Buyers are often very upset when they lose out on buying their dream home. One common questions is what should they do if a home already has offers on it and they really want it. The one fact everyone should know is the amount of homes currently listed for sale is down near 30% in my area while sales are up 10-18%. I have put together the TOP 5 items … (12 comments)

buying: Why are you showing Buyers homes without getting them Pre-quailified? - 03/06/12 10:13 PM
As the market continues to improve the amount of homes For Sale in the Manchester NH is decling and the amount of Buyers is Increasing. One of the most asked questions when from buyers is "Can I get a mortgage in this market?" It is usually followed by a description of their current and past financial picture. I am featuring this today as some agents are STILL showing Buyers home without first answering this question. Each Buyer is unique. Simply put each buyer needs to be pre-quailified BEFORE looking at homes but many do not know where to start. The media is … (12 comments)

buying: What does it take to get a BANK OWNED HOME actually SOLD in today's market? - 03/05/12 10:40 PM
If you work with Short Sales or with Foreclosures, you may know the frustration in trying to reach anyone at the asset management company or Bank to answer your question, sign your sales contract or get you that deed and closing documents. As one of the Leading REO brokers listing and selling Bank Owned Homes here in the Manchester NH area I am seeing large and wide spread changes to the REO market. The Industry is calling a time out.
Just as agents are frustrated with the process in selling these homes, the Banks and Asset managers are frustrated with the … (2 comments)

buying: Is there EVER a good time to take off being a Realtor? - 03/04/12 08:58 AM
One question I always ask myself as it is asked to most of us, Is there EVER a good time to take off being a Realtor? I do not think there is ever a perfect time but certainly some times are better than others. There are a lot of clients that think we do and some that think we should work 7 days a week, 24 hours a day 365 days a year.
Although i do work 7 days a week some times one needs a some time off.
Being in Real Estate for 25 years I have some conclusions.
1. Being … (15 comments)

buying: Communication in Real Estate - Does it exist? - 03/03/12 08:58 AM
After a much needed short break I am back rested and re-energized. There is one important lesson though to share. One of the most important parts of business I always stress is "Communication" between all parties involved including the Listing Agent, Buyers Agent, Loan Officer and the closing attorney/company. I always tout my great communication skills and when i am not here, it is nice to know i was missed, but if the other professionals had simply followed my lead in communciation, delays could be avoided. I will share my photos in the next couple day but for now, some words … (6 comments)

buying: How dare you sell my neighbors house that fast. Who do you think you are? - 02/24/12 11:36 PM
An interesting thing happened, I listed a home less than 2 weeks ago, there was 2 other homes for sale on the street. Within 7 days we had multiple offers and under contract in 7 days. The neighbor came running over as i was changing the sign to "Sale Pending" In a huff she asked "How could I have sold it so quickly? Why did it sell over her house that has been on the market for 5 months? What kind of agent am I? and Who do I think I am??? Well I told her, I am one of the … (128 comments)

buying: WHY would you HURT your own HOME SALE? - 02/21/12 10:12 AM
What a day... 8:45 pm and I am just getting in from a very busy day of Listing Appointments and Showing Appointments here in the Manchester NH area. I have come to a conclusion that some agents and therefore some sellers in Southern New Hampshire area just DO NOT WANT TO SELL THEIR HOMES.
It seems they put up every blockade they can to hinder their own showings. There are many reasons why a home may not sell, however when something can easily be done or avoided. It should be.

1.SHOWINGS: Simply put there were so many sellers that even with a days … (10 comments)

buying: How can a home sell so quickly in this market? - 02/19/12 10:25 PM
I received a number of direct emails in regards to a blog I wrote over the weekend titled Do You want to JUST List your home or Do You Want to SELL IT? In my blog I list the last 5 properties I have listed here in New Hampshire. The days on market range from 5 to 10 days for all 5. While some agents offer congratulations on a job well done, others thought they should email me direct to question "How this can be done". That it would take "magic or even a miracle" to accomplish. They did not have the courage … (8 comments)

buying: Do You want to JUST List your home or Do You Want to SELL IT? - 02/18/12 02:03 AM
The market is sure heating up, we have seen steady growth over the last 2 years stabilize our market here in the Manchester NH area. The amount of Homes currently Listed is down near 30% from it's highs and sales have increaded 10-18% in most markets. The KEY question is Do you want to 'JUST" List your home or Do you want to SELL IT. Choosing the right agent makes all the difference in the world.
Over the last 2 months look at the results.

buying: What is KILLING All the SHORT SALES!!! - 02/16/12 10:25 PM
The one thing most people agree on is that Short Sales will continue to be a large part of our market for at least the next year. I work on a lot of Short Sales both as a Listing Agent and a Buyer Broker here in the Manchester NH area. The short sale process is not regulated, therefore the way agents handle it varies widely. There are some outlandish trends happening that are making the process frustrating that just do NOT have to be. There is no easy way to say it and this is no time to be polically correct when the result of a … (80 comments)

buying: How much should you deduct from an asking price when making an offer? - 02/16/12 01:35 AM
As the Real Estate market heats up, the amount of homes currently Listed is decling sharply. Here in NH, some markets have 30% less homes on the market. When that is added with the increase in sales which are up 10% 18% in some NH markets you get an increase in the amount of offers. One of a Buyers first questions is "How much should you deduct from an asking price when making an offer?"

BUYING A HOME: There are several steps when buying a home. Each has a time frame, some which is warranted and some which is not warranted if … (15 comments)

buying: How do you get the BEST DEALS in Real Estate in this Market? - 02/15/12 01:09 AM
One of the most common questions these days is "How do you get the BEST Deals in Real Estate in this market? With the amount of currently listed homes declining here in NH and the amount of Buyers increasing, there is a competition to the Best deal. The answer will be different for each buyer depending on if they are Owner Occupied or Buying as an investor. What consititutes "The BEST" may not be the same for each Buyer. Most Investors will not tell you their secrets because they do not want competition. Most agents will not tell you their secrets becuase they … (12 comments)

buying: Real Estate Agents and the Mortgage Process - A LOVE and Hate Relationship. - 02/14/12 01:44 AM
Happy Valentiine's Day everyone. There is no better day to describe the Love and Hate relationship between Real Estate Agents and the "Loan process" Getting a mortgage is often the worst part of the Real Estate transaction. It does not have to be, but some how gets made worse than needed.
1. PRE-QUALIFICATION vs PRE-APPROVAL: Every Buyer should be pre-quailifed before they look at houses. The problem is often the pre-quailifcation letter is worthless. It has more contingincies than there are stars in the sky. We need loan officers to press buyers to collect bank statements, pay stubs and tax returns … (14 comments)

buying: Why does it take SO Long for things to happen in Real Estate? - 02/09/12 02:03 AM
The question of the day is "Why does it take so long for things to happen in Real Estate"? The old saying of "Good things come to those who wait" or "Patience is a virtue" works well with some arguments but not all. Some things should just not take that long. Today I am going to explore some of the segements of Real Estate that we have to deal with every day. It makes you wonder is some people are "sleeping at the switch" per say.

Is "waiting" in Real Estate Good or Bad?

buying: Houses Do Not "SELL BY ACCIDENT" - 02/07/12 01:36 AM
If you want to see my blood boil, make the saying "This home could sell itself". Can it??? Really?? There are far too many agents who use that type of marketing program by taking as many listings as they can at any price. Their great idea is to place a sign in the front yard, put it in MLS and with a wish and a prayer they hope a certian number of these homes will close each month... For the sellers that do not get their houses sold, it is often a hardship and in some cases foreclosure.
I take great pride in my work. … (14 comments)

buying: Do you Want to SELL your Home or NOT? - 02/06/12 02:29 AM
This weekend seemed like the SUPERBOWL of "Buyer inquiries" here in the Manchester NH area. The weather was spring like, the interest rates are ultra low, sales prices are still down, sales are up from 10-20% and current listing inventory is down near 30% making this the "Perfect Storm" for Home Buying. What is the problem then? What could be wrong you say? Some sellers are just not ready to sell. They say they are ready but there are road blocks at every turn. I have put togther some of those items we experienced over the last week in our Home … (19 comments)

buying: What to do when the Seller, the Buyer and their Agents can not agree? - 02/02/12 11:56 PM
I am currently negotiating an offer between a Buyer and a Seller. They are at war over the wording in a contingincy. "THIS SALE IS CONTINGENT UPON THE HOME APPRASING AT OR ABOVE THE APPRAISED VALUE OR THIS SALE SHALL BE NULL AND VOID."
The problem starts as the buyer is getting a conventional mortgage with 20% down, there will be no PMI. In order to get the mortgage, the mortgage company will hire an appraiser. The appraisal should provide an independant value of what the home is worth in todays market. If the appraisal is below the sales amount the … (21 comments)

buying: It is GROUND HOG DAY, what you did not see on TV that the GroundHog signaled for the REAL ESTATE Market - 02/02/12 01:19 AM
Today being GroundHog Day Feb. 2, 2012, we saw the Ground Hog come out only to see his shadow and head back in his hole letting everyone know there is 6 more weeks of winter. What you did not see on TV is that when the cameras were turned off, he came back out and headed straight for a home across the street with a "For Sale" sign. Seeing the incredible Low Prices and Ultra Low Interest Rates there was no way he was going back into his hole with such new great new homes available to him. The Ground Hog signaled … (8 comments)

buying: Why do my offers keep getting rejected? - 02/01/12 01:02 AM
A common question from BUYERS as of late is "Why do my offers keep getting rejected?" The simple answer in most cases is someone made a better offer than you or you can look at it as you made an offer worse than someone else. Here in the Manchester NH area where homes on the market of decreased near 30% and sales are up 10-20% there are more buyers making offers on listings. It is common for me to get 4-5 offers within the first 7 days of a new listing.
OFFERS CAN BE RANKED FROM TOP TO BOTTOM OF MOST DESIRABLE … (14 comments)

buying: Who the heck Priced that House? There is trouble brewing... - 01/31/12 01:38 AM
There is a war raging and some of you may not even have noticed...yet... Others may be right in the heart of it. As the amount of homes Listed on the market declines sharply and the amount of sales continues to increase we have seen market stabilization in a lot of areas including here in the Manchester NH area. Prices have actually began to rise in segments of our market.
There are 4 distinct sides in this "War of values". Which side will you be taking?
1. SELLERS: One of the most important things that can help you sell your home is … (74 comments)
