contest: I Cannot Believe I Just Did THAT! - 11/08/14 11:07 PM
Real Estate is full of EXCITEMENT so when I saw the November ActiveRain Contest - I Cannot Believe I Just Did THAT! by Kathleen Daniels, I knew exactly the story to share. When it comes down to it, I do what needs to be done to make my client happy and get homes Sold. On a Walk Through of a home closing that day. The buyer noticed a large branch had fallen in the nights storm, it ripped a shutter off and peeled off a piece of siding. They wer enot closing unless it was fixed. The seller was older, they could not … (19 comments)

contest: How to prepare for the Fall & Winter Real Estate market - 10/05/14 11:13 PM
Should I bother to List my home in the Winter? Here in NH winter usually does mean an overall slow down in sales. However it could be the best time of year to sell. There is less homes for sales as competition and Buyers looking in the winter, are serious usually ready to buy on the spot when they see what they want.

This is my entry into Active Rain's contest "How do I prepare my business for Fall and Winter." Last year was my best winter market in 29 years of Real Estate. Weather is a big part of it and so … (10 comments)

contest: Is it better to write about it or step in it? yes i am talking poop - 07/13/14 01:07 AM
I am often asked how do I find time to write a blog. Statements from those who are not active on Active Rain often ask "WHY I am wasting my time to blog anyway." The most important reason is to reach out to consumers with a mix of stories and experiences loaded with tips on Buying or Selling a Home.

The SECRET reason i enjoy blogging so much is the community. I can be entertained and also learn new things as well. Recently though Active Rain has been filled with "pardon the expression" but CRAPPY posts as writers try to double … (6 comments)

contest: How to make Social Media work for you in Real Estate - 06/19/14 10:45 PM
What is the best way to get exposure to your home for sale, your listings or yourself? The simple answer you will hear the most as of late is Social media. How to use it correctly is the question. You may see elaborate marketing ideas to the most simple. The simple plan of getting your name and picture in front of people you already know, reminding them of what you do, who you are and what you can do for them.

Results may not be instant as in you post and someone throws a listing at you. But reminding … (4 comments)

contest: What is the Recipe for a GREAT Real Estate Agent? - 06/18/14 12:04 AM
It is challenge time again and Active Rain is asking what event in our lives led us to where we are today? I spend many days over the last week writing this and re-rewriting this entry. There just does not seem to be one just one event. I believe every event, every listing, every sale and every client is a building block to how i got to where I am and who I am today.

I started with a college Real Estate course when I entered college at the age of 17. I began my Real Estate career at the age … (12 comments)

contest: What would your DREAM HOME be like? - 06/16/14 11:03 PM
What would your Dream Home be like? Active Rain and Beazer Homers posed a challenge this month to write a blog post about the feature you'd most like to see in a new home. It asked me to share why I thought every new home should come equipped with this gem and why anyone living in a home without this feature is missing out on the good life.

The interesting part of this challenge is that nearly every day it is my job to find others their Dream Home. I list all kinds of homes. New homes, existing homes, big, homes, … (8 comments)

contest: What Sets an agent apart from another in Real Estate is SERVICE - 06/02/14 10:16 PM
What difference does it make which agent I use? Many consumers do not realize there is a difference from one agent to another and what it really will mean to them. SERVICE is the key, however what most people see and get is just the enough service to result in a home selling or not selling and for a Home buyer whether they find and close on their dream home or not.

In Active Rain's June challenge they ask what sets me apart from others in the field of Real Estate. I not only promise but strive to provide … (17 comments)

contest: Wrapping up the Sensei/Grasshopper Challenge still in need - 04/30/14 06:23 AM
As the challenge ends today's, I received some emails with tips but did not find the solution I needed in my Sensei/Grasshopper Submission. In order to write a great blog it needs not only some catchy writing but some pictures. I also hoped to add videos. With the crash of my laptop comes a brand new lap top which is a plus but the a new Microsoft Office without the photo editor I have loved and used for a decade.

There was no quick fix for me. The new program works, but just not as well. I figured out how … (10 comments)

contest: On my Planet- You Answer calls, work hard & Tell the truth or ELSE - 04/13/14 11:03 PM
With the new Active Rain Challenge asking what things would be like on MY Real Estate planet, I jump at the opportunity to take the "unknown" out of everything that makes Buying or Selling a Home Stressful. The unknown happens form parts of the process that we can not control while other challenges and problems come from someone saying they can do something, who either can not or does not follow through with their job.

I NEED HELP. Looking for a Sensei to walk me through how to edit video, how to add music and or voice over. Lastly I bought a new lap top. contest: My First Real Estate Experience - What an ending... - 04/07/14 11:32 PM
Get ready for an exciting journey through MY world of Real Estate. In September of 1985, at the ripe age of 17, I entered college and took a Real Estate class as an elective. My mother was in Real Estate and from a young age I knew Real Estate for me. Just after my 18th Birthday, I took the NH Real Estate test and passed. I showed up ready to work. But NO one in this office or in Real Estate was ready for a young man, all dressed up and no where to go. My mother allowed me to shadow … (19 comments)

contest: What do the Community Guidelines of Active Rain have to do with me? - 01/30/14 09:10 AM
Can you write what ever you want to in YOUR own blog? Sure i guess, but will anyone want to read it? I just got a call about a comment I left this week regarding the legality of quoting commissions in a blog. (That will be a blog for another day) I was asked "If I was against Free speech?" Why can't someone write what ever they want I was asked. You can, but you see you have Federal laws regarding commissions but here in AR, you have the Activerain Community Guidelines. The bottom line is if you want to blog here, you … (6 comments)

contest: WHY are you wasting your time Blogging and what is Weltanschauung? - 01/28/14 10:18 PM
Some days get a little more exciting when other agents try to figure out WHY I am on Active Rain writing Blogs and leaving comments. It was their comments that i found more comical when he stated "You must be pretty slow to have the time to write a blog a every day?" He followed it up with why would you take time to leave comments for people in other states, what do they have to do with selling Real Estate in MANCHESTER NH? I chose to answer him in a blog and what a better way to introduce him to Weltanschauung. … (34 comments)

contest: 2013 Theme your business with a Song Title Challenge- IT'S MY JOB - 12/25/13 10:39 PM
When it came to writing an entry for the ACTIVE RAIN "2013 Theme your business with a Song Title Challenge", I knew what my theme song is. Those that know me well will not be surprised by this pick. The song is "It's my Job" sung by Jimmy Buffett and written by one of the best song writers Mac McAnally. Here in the MANCHESTER NH Real Estate market my job titles include more than Just Real Estate Agent, Broker, Listing Agent, Buyer Agent but umpire, referee, consultant, negotiator, peace maker and mess fixer. That is why this song fits.

contest: You may not see this New Years Resolution on the feature page. - 12/14/13 05:36 AM
In business and in life everyone asks what my New years Resolution is. I thought it best to reply in the December Echosign and Active Rain Challenge. I have been a Real Estate agent in the Manchester NH area 28 years as of December 9, 2013. I got my Real Estate License just after my 18th Birthday. If you do the math it makes me 33. With 28 years in Real Estate, the one thing that remains the same is the passion and love for this job. Therefore i am not making any resolution to change anything except for a promise to continue … (13 comments)

contest: A plan fit for business and Personal time - An Active Rain Challenge - 11/30/13 06:58 AM
What is the secret to being able to take personal time when you run a business? Being an active and popular Real Estate Agent in the Manchester NH area sure has it's challenges when it comes to taking time off. The basic premise of a Real Estate agent is being available when others are off to accommodate their schedule to find or sell a home.

The Active Rain challenge this month is to outline how I will take personal time during the Holidays and winter months.
Typically the market would slow to a crawl during Thanksgiving and New Years but once again not here, not now … (3 comments)

contest: A business plan fit for WINTER - An Active Rain Challenge - 11/30/13 06:44 AM
With winter approaching here in New Hampshire the Real Estate market tends to slow. We have not experienced anything close to average for the last 6 years. Each year brings new challenges and new benefits to Home Sellers and Buyers. The winter Season in the Manchester NH area calls for adjustments to made to accommodate the weather and type of market.

The Active Rain challenge this month is to outline my business plan for how I will adapt to the market and winter season.
The first task is to know who the most potential Buyer and Seller is for this time of the year and reach … (3 comments)

contest: Which Active Rain Member I would like to meet? Blog 3 SURPRISE - 10/15/13 10:50 PM
This October Active Rain is featuring a challenge to write a blog on up to 3 Active rain Members I would like to meet. There are so many members who have touched my life since i began my blog here. They have taught me the "ins and outs", they have inspired me and encouraged me. As Fall changes the colors of the leaves in the Manchester NH area to bright yellows, orange and reds, I wrote my first 2 blogs wishing to meet John McCormack and Anna "Bannana", Now I find it IMPOSSIBLE to just choose 1 more person to write my third on.

This October Active Rain is featuring a challenge to write a blog on an Active Rain Member I would like to meet. There are so many members who have touched my life since I began my blog here. They have taught me the "ins and outs", they have inspired me and encouraged me. The next person I wish to meet is ANNA KRUCHTEN, When you call yourself "Anna Bannana" you know fun can not be far behind. Recently she … (8 comments)

This October Active Rain is featuring a challenge to write a blog on 3 Active rain Members i would like to meet. There are so many members who have touched my life since I began my blog here.
