Should Buyer Brokers or buyers with out an agent, contact the Listing Agent to tell them they are thinking of making an offer? A Buyer agent was telling me a story that every time they tell a listing agent their buyer is thinking of making an offer,  another buyer pops up who is interested. As a  Listing Agent it is my job to sell the home. So what should the buyer agent be doing or not doing?

If a Listing Agent is not showing his/her Listing to their own Buyers and only Buyer Brokers are showing the home, should a Home Seller have the right to be mad? This was a question posted in last night Q and A and something i had to deal with the other day when i called an expired listing, Different parts of the country May have different customs, but here in NH, a listing agent can show the home to a buyer as a facilitator when a buyer calls them direct.

A unique offer came in, We will offer more than asking price, but if no other offers come in, the seller must sell to us at asking price. My first response was "WHAT?" You see asking price $199,900, the offer is $210,000 however if there are no other offers at or above asking they only want to pay $199,900.

Are their any benefits to Inspecting your home Before you list it for sale? There is a Manchester NH area Agent who a seller reported is making home owners do this. I may not agree with making every home owner go through a full blown inspection before listing. There are certainly some benefits Io inspecting your home however there are also come cons.If a home owner is prepared to fix anything found at any cost that is found during this pre sale inspection, then yes, you should do it.

A Home Inspectors words can make or break a sale despite if what they find is cosmetic, minor or major. They have the power to kill a sale with a few words despite what is reality or common sense.
