I am currently negotiating an offer between a Buyer and a Seller. They are at war over the wording in a contingincy. "THIS SALE IS CONTINGENT UPON THE HOME APPRASING AT OR ABOVE THE APPRAISED VALUE OR THIS SALE SHALL BE NULL AND VOID." 
The problem starts as the buyer is getting a conventional mortgage with 20% down, there will be no PMI. In order to get the mortgage, the mortgage company will hire an appraiser. Today being GroundHog Day Feb. 2, 2012, we saw the Ground Hog come out only to see his shadow and head back in his hole letting everyone know there is 6 more weeks of winter. A common question from BUYERS as of late is "Why do my offers keep getting rejected?" The simple answer in most cases is someone made a better offer than you or you can look at it as you made an offer worse than someone else. Here in the Manchester NH area where homes on the market of decreased near 30% and sales are up 10-20% there are more buyers making offers on listings. It is common for me to get 4-5 offers within the first 7 days of a new listing.

I have been receiving a great deal of questions from Buyers that want to know why more people who are facing FORECLOSURE do not place their homes "For Sale" before the Bank takes it. It is a great question. From my experience the three most common reasons would be (1) The Home Owner probabily owes more than their house was worth in today's market and (2) Too many home owners either give up and just move out or (3) The Home Owner waits too long to get help and the Bank sets a Foreclosure Auction Date.

The results are in for unemployment rates here in New Hampshire for 2011. Every county saw decreases. Statewide we started Jan 1, 2011 at 5.6% and ended at Dec. 31, 2011 at 5.1%. NH has been blessed with a strong job market and  a sharp growth in our Real Estate market. Prices have stabilzed, the amount of Listings are down near 30% and Sales are up from 10-18%.
