It is no secret that Real Estate can be SCARY. But it does not have to be. Learn from the lessons listed below to avoid the HARD LESSONS of other who chose short cuts or hired just "any" agent to help them while buying or selling a home. Here in the Manchester NH area let me share some of the recent scariest reasons.

sellmarket: Is there anything wrong with Seller paying 50% of buyers closing cost? - 10/20/15 10:38 PM
Should a Home Seller agree to pay 50% of a Home Buyers closing costs? My answer may shock some. Absolutely no way should a seller agree to oay "a percentage" of price or closing costs. The warning I have is "it will depend how it is written in the offer". First it is perfectly acceptable and even encouraged for sellers to pay a buyers closing costs. It attracts more buyers and when done right, is built into the price not costing the seller anything. The HOWEVER part is it depends how it is worded. You see if it states (Seller to … (50 comments)

sellmarket: Does it take LUCK to Sell a Home? - 10/09/15 09:29 PM
Do you believe that LUCK is involved when Selling ones home? First, I do not think I would want to find out by being saddled with the BAD LUCK of a home that does not sell. I think the key is that a home seller should not leave their sell up to luck. They hold their fate in their own homes with the decision of who the hire to list their home.

I was sitting at the Orthopedic Surgeons office to get my knee looked at, listening to two ladies loudly discuss "luck in selling their homes". As luck would have it, they asked my opinion not … (20 comments)

sellmarket: Show me 15 homes today or else!!! - 08/09/15 09:11 AM
Yesterday I asked how many homes were "TOO MANY" to see in one day. Mrs. Buyer thiugh, still wanted to see all 15 Manchester NH homes on her list or she would find someone that would. After what i thought was a good first meeting, they hired me as their buyer broker, we went over their "likes, dont likes, wants and must haves." Mr. Buyer was on board and we narrowed down 20 homes to 4 to see Monday. Mrs Buyer though wants to see all 15 on her list despite the fact she said she said she would never buy at … (15 comments)

sellmarket: Is there such thing as a BAD OFFER when Buying Real Estate? - 07/30/15 08:31 AM
How can you say an offer is bad, if it is an offer that starts the buying process, you should be happy to get an offer stated a Buyer Broker. I think the difference is that receiving an offer is GOOD, it does start the Buying process. The HOWEVER though is that in this market there is a shortage of homes for sale, there are many buyers looking and my new listings can get several offers right from the start.

Therefore if an offer is low and contains many contingencies, it may not get excepted. Therefor it is BAD for the buyer … (9 comments)

sellmarket: Should Real Estate Agents get a LUNCH BREAK? - 06/17/15 11:22 AM
Is it alright for an agent to take time out to eat? Not to everyone... Today I had a full day of showing homes and a couple of new listings. Finishing up some showings on the seacoast, I decided i had a good 90 minutes until my listing appointment which gave me an hour to get some lunch. I took a seat on the sand as close to the water as i could get, As the sun shined down, a gentle wind blew off the water and the waves crashed on shore. It is warm like summer but no summer crowds yet. I … (34 comments)

sellmarket: Would you let a Buyers Children play while they look at the home? - 06/15/15 10:05 AM
Should children accompany their parents to view homes For Sale? Well recently a buyer agent set up showings with a buyer on one of my listings. The seller required assisted showings so I was there to let them in. In walked the buyer agent, with Mrs Buyer, Mrs Buyer's friend and a child, and another and another and the next thing there was 5 young children standing staring up at me.

They asked if the children could "PLAY" while they looked at the home. Um.... play with what I thought? There are no toys here, no play set, no swings. Then the … (22 comments)

sellmarket: WHY does the buyer need a SECOND SHOWING? They saw the home once - 05/21/15 10:14 PM
Do buyers really need to see a home for a second or even third time? This was a question asked yesterday by a Manchester NH area Home Seller. I was representing the buyer who wanted to see the home for a second time. The listing agent from a big time company has buyer agents contact the seller direct. The seller was no so open to letting us back in. "They have already seen the home, they can buy it or not." boasts the home seller.

Obviously the listing agent failed to educate the seller on how the home selling.buying process works. If a buyer … (14 comments)

sellmarket: What should you do if there are Dogs in a Home Listed For Sale? - 12/07/14 09:49 PM
What if the dogs can not be removed from the home by the Seller prior to a showing? Every Real Estate Agent will tell you it is best if pets are removed from a home For Sale before the home is shown to buyers. In this case the Home Owner can not remove them prior to a showing. Recently divorced, works long hours out of town. "If you want the listing, you will have to deal with it" is what I was told. She wants an agent there for showings and what the plan is to handle the pets.

sellmarket: Is there such a thing as a WINDOW SHOPPER in Real Estate? - 11/30/14 01:45 AM
There is someone looking in my windows screams a panicked Home Seller. She follows that up wit "and the person states their Buyer broker told then to look in the Windows to see if they liked the home enough to want to get inside. Mrs. Buyer Agent did what? as I was asking myself before the Seller than blurted out and the Buyer said they want to see our home while they are here.

It was a good thing that when listing any Manchester NH area homes I have "THE TALK" with the home sellers that some people may … (15 comments)

sellmarket: What is the ONE TIP that will get a home Sold FAST? - 09/11/14 10:02 PM
Can you pick just one tip that will get a home sold quickly? When a Manchester NH area Home Owner called in tears that she needed to sell her home quickly and what would I recommend. She said she was calling area agents and asking them all for 1 tip to get her home sold and would chose an agent to get her listing.

The answer to her question was that her process of choosing an agent was flawed. No 1 tip alone will help you get your home sold. It takes a short list of tasks to increase your odds … (20 comments)
