For new Florida Home Owners, now is the time to file for Florida Homestead Exemption for 2020
As a new Florida Home owner who purchased a Florida home in 2019 and are using it as your primary residence, you should now take the time to file for Florida Homestead Exemption! 
In Hernando County, Florida, the Homestead Exemption provides for a reduction in the taxable value of the home by $50,000.  Most importantly, it also places a cap on the annual increase in assessed valuation thus protecting home owners from sudden spikes in assessments and consequently property taxes.

Florida is not only known for beaches and sunshine but also for some really big bugs!  Well, this one is actually a grasshopper and home grown for that matter as it's been feasting on the plants in my very own yard all its life.  I just figure, I deserved I a great photo for this hospitality.

While inventory continues to slowly decrease, closed home sales in Hernando County for April 2009 were just slightly below those of March 2009 which had seen a large increase. 
Overall price range expanded into the higher ranges which affected a higher average price as well as brought up the median.  Properties pending and with contingency contracts also increased by a slight margin.

Today I almost had a flash back to a few years ago.  Back then, buyers desperately trying to find a home would bid above the listing price and often more than one offer would be submitted on the same property on the same day ensuing in a price war (although in reverse if you want to stay true to the definition).

It's everywhere and not just because St. Patrick's Day is upon us!  Have you noticed how green is no longer just a color?  It's always been associated with environmentally friendly living but it now seems to become really mainstream. 
Everywhere you go, there is something that is being declared to be "green" or you are asked to participate in some effort labeled "green".  My bank and health insurance carrier want to save paper and postage thus they are asking me to sign up for electronic statements and updates, thus making the process "green".

Just as many visitors, when I first came to Florida and noticed this strange gray stuff hanging off trees and power lines, I wondered what it was and why it was there. 
Unfamiliar with it, I found it rather unappealing.  It eerily reminded me of cob webs --- something I could tolerate maybe for Halloween but otherwise could not understand why it wasn't cleaned up.

Having lived in the South for many years now, I find that I have gotten used to the gray stuff that is called Spanish Moss.

And sometimes, life doesn't allow you to do all the things you really want to do.  After being away from AR for a couple of weeks, I'm starting to catch up again.  Besides having some urgent family issues to attend to and fighting a stubborn cold, I had a busy time with closings and some new listings. 
Our market is dominated heavily by short sales and foreclosures and buyers are starting to jump on the bargains.  Indeed, the bargains are what is driving people to make offers wherever and whenever they can, nevertheless still trying to chip off a little bit more on … (5 comments)

This year, the Nature Coast English Car Club and the Sun Coast Classic MG Club have joined forces to sponsor the Hernando County Toys for Tots program.  Last year's event was a great success, the car club loaded up a "Mini" car load full of toys to the cause.

The event will be in form of a Jamboree to raise funds and toys.  The event is open to all makes of classic cars, hot rods, and motorcycles and taking place at Weeki Wachee Springs.  There will music, food, attendance by the Weeki Wachee Mermaids, and of course a visit from Santa himself!

Although not designated as a holiday, June 14th is National Flag Day commemorating the adoption of the flag of the United States by the Second Continental Congress in 1777.  While President Woodrow Wilson established Flag Day in 1916 by proclamation, President Harry Truman in 1949 signed National Flag Day, June 14th of every year, into law.
