In our last look at Cranford NJ Real Estate at the end of March, I predicted that the 2nd Quarter Sales to "exceed" the 1st quarter sales. Seasonally, this is almost always the case, but with the first time home buyer tax credit in place through April 30, combined with historically low interest rates, and favorable pricing I expected an even greater surge in market activity.
As we complete the 2nd month of the quarter, it is quite apparent that the 2nd Quarter of 2010 will show a sizable spike in sales activity. In the entire 1st quarter, there were 29 closed sales … (0 comments)

Hard to believe its already the 2nd quarter, but I am sure uncle sam didn't forget! Hope you've filed your taxes...or at least started them.
...but I digress.
With the start of a new quarter comes the looking back at the last one. Cranford NJ saw 29 closed sales, and 50 homes go under contract in the first quarter. Thats about a 4.7 month's supply. Is that a seller's market??? It just might be right now.

cranford nj real estate: Cranford New Jersey Foreclosure Statistics - 02/09/10 06:05 AM
Foreclosures were on the rise in Cranford at the end of 2009, but the good news is that compared to the national, state, and county average, Cranford is still experiencing less foreclosures per number of housing units.
We will continue to track these numbers, and I suspect if unemployment stays near 10%, the foreclosures will increase a bit more before decreasing.

Looks like the Cranford NJ Real Estate market showed a strong recovery towards the end of 2009, which helped the closed sales to end nearly flat compared to 2008, when it looked like 2009 was going to be well below the 2008 numbers through the 2nd quarter.

cranford nj real estate: Cranford NJ Foreclosure Statistics - Q3 2009 - 12/21/09 02:57 AM
While Cranford NJ has not seen nearly the number of foreclosures as other parts of New Jersey, there has definitely been an increase since the first quarter of 2009. Even though Cranford remains one of the stronger markets in Union County, there has still been an impact of unemployment, and financial hardship which has affected more homeowners.

Check out this great article from Sunday's New York Times. It references how NJ towns along train lines (like the towns we serve in Cranford, Westfield, etc) have performed better than many other areas, and how these towns will lead the NJ housing recovery.
While the prices are at a discount, and sellers need to price properly to sell, this article further supports the fact that home sales in towns like Cranford are still healthy when compared to other parts of the nation especially.

As I shared in my blog last week, the biggest factor affecting the Cranford NJ Real Estate market right now is inventory. While plenty of homes are starting to go under contract and close, we currently have 98 homes on the market, which is about double what was for sale during the peak of the market in 2005. This means that buyers have tremendous choice, and sellers who price correctly will sell if they are the best looking property in that range. In this report, we isolated just the first quarter of this year, and compared it to the first quarter of last year
Total Closed Sales Q1 2008 - 298
Total Closed Sales Q1 2009 195
This is a decline of 34% in total transactions.

What we found is no surprise, when comparing the Q4 - Q1 this year with those of one year ago.

Total Closed Sales (Q4 '08 and Q1 '09) 774!!
This is a decline of 24% in total transactions.
Active Listings (last year) 11664
Active Listings (this year) 11051

In my first examination of the 1st Quarter 2009 and March 2009 sales numbers, I noticed a startling fact. The amount of closed transactions was nearly HALF of what it was for March 2008. I knew things slowed down dramatcially in the 4th quarter of 08 and the 1st quarter of 09, just based on 'feel' but these numbers confirm the feeling.
Cranford, Westfield, Scotch Plains, Fanwood Closed Sales
Month of March 2008 - 55 Closed Sales
Month of March 2009 - 28 Closed Sales!!
