In October 2007, there were 12 closed sales in Berkeley Heights. The average sales price for these homes was $431,708, and the average days on the market was 32, which shows that properly priced listings are the ONLY units that are selling right now.
 Although active listings have remained fairly constant with 90 on the market right now, this has caused the absorption rate to increase to 7.5 months supply, with only 12 closed sales. One week later, there are now 72 homes on the market in Cranford, which is good news for buyers who are ready to start touring homes this spring. I anticipate that this number will continue to rise slightly over the coming weeks, especially once this snow melts, and viewing homes becomes a more desirable way to spend a Saturday or Sunday afternoon in New Jersey.

The real estate market in Cranford, NJ has adjusted in a similar fashion to surrounding towns, with prices easing off historic highs at a rate of about 6-9% from one year ago. Recently though, homes have sold at a faster rate - especially in December. This decline in inventory has made sales more brisk, and the next few months will be critical for the price trend. If inventory remains constant, the prices should remain stable. If inventory rises to mid- 2006 levels again, we can expect the gradual pricing declines to occur.
