The first quarter of 2010 in Westfield, NJ showed a boost in sales from Q1 2009, which is not surprising, given the fact that the 2009 1st quarter was what most economists said was the height of the recession.
Closed sales were up over 40% year over year, and as the first time buyers energized the market, it helped homes in the upper price ranges to sell, as folks started to "move up"

We've just released our latest market summary report for Westfield, NJ real estate. All in all, we ended the year just about flat on sales activity, but due to a surge in listing inventory, the average sales price in Westfield dropped about 10% in 2009, most of which occured in the first quarter.

Our latest figures for the Westfield NJ Real Estate Market report are in. It looks like inventories went way up in the first part of 2009, but leveled out again towards the end of the year. Prices were down between 10 and 25 percent depending upon the neighborhood, but homes in the first time buyer range actually showed signs of going up in price towards the end of the year.

Here is blog #2 about the numbers in our area. I included most of the towns we service in Union, Essex, Somerset and Morris Counties, excluding the larger markets like Newark, Elizabeth and Plainfield.
What we found is no surprise, when comparing the Q4 - Q1 this year with those of one year ago.
Total Closed Sales (Q4 '07 and Q1 '08) - 1010
Total Closed Sales (Q4 '08 and Q1 '09) 774!!
This is a decline of 24% in total transactions.
Active Listings (last year) 11664
Active Listings (this year) 11051

In my first examination of the 1st Quarter 2009 and March 2009 sales numbers, I noticed a startling fact. The amount of closed transactions was nearly HALF of what it was for March 2008. I knew things slowed down dramatcially in the 4th quarter of 08 and the 1st quarter of 09, just based on 'feel' but these numbers confirm the feeling.
Cranford, Westfield, Scotch Plains, Fanwood Closed Sales
Month of March 2008 - 55 Closed Sales
Month of March 2009 - 28 Closed Sales!!

westfield nj real estate: Pending Home Sales Up Nationally in December.....BUT..... - 02/03/09 01:06 AM
You need to read the "fine print" and learn how this affects your own market area. The same report that indicated that nationally, the pending home sales in December (which represents contracts signed in December) was up just over 6%. However, in the Northeast, which is my neck of the woods, there was a decline of just over 1%. This is likely tied to the increased unemployment in New York City, which is a huge indicator of how our prices here in NJ will fare.

The sales activity declined sharply from prior months, as the financial news in September caused buyer activity to also decline sharply due to uncertainty, and a further tightening of the credit market. For the month ending November 30, 2007, there were 19 closed sales in Westfield with an average sales price of $652,389. The average days on the market was 59, which is considerably lower than some surrounding towns, showing that properly priced homes in Westfield can and will sell quickly, given the great schools, and leveling prices.
