Monday morning housing statistics for San Clemente California: Date: 09/29/2008 499 Active listings in the MLS. 102 of these homes are Short Sales. 69 in escrow that are accepting Back-Up offers. 41 properties with Pending offers. 22 Bank or Lender owned properties in the MLS. 68 properties at or under $500,000. 4 are Single Family detached homes at or under $500,000. There is only 1 San Clemente California, and what a great place it is.
There are fewer houses on the market today than this time last year.

I had a client ask yesterday if there was anything in San Clemente as far as the Bank and Lender owned property goes. I answered that there are currently 26 properties owned by banks or lenders on the active market. I could hear the excitement in his voice. You can almost hear the cash register ring at the thought of stealing a property from the bank. I had a couple of words of advice for him: 1. The bank knows exactly what the property is worth. The have a real estate broker continuously update the asset manager of any market fluctuations. (0 comments)

Over the last couple of months I have been focusing on the Bank, Lender, and Government owned 2-4 unit market in North San Diego County. There isn't one property that I have not seen or put in an offer for a client. I have come to the conclusion that most of these 2-4 unit properties in North County are gone or in very bad shape. I track these properties from the time they file a notice of default to the day the bank sells them in a flurry of offers. I would like to add that the only reason that most (0 comments)

Here is the latest activity in the Ocean Hills Community of San Clemente. Most of the prices on the ocean view property have remained very stable. This is a current list of all active property in the Ocean Hills community of San Clemente. The average list price of $549,000 is remarkable for Ocean View homes in San Clemente. Buying has really picked up in the last month. The buyers are seeing record low prices in a very desirable area.

San Clemente is holding strong. With some areas of the United States reporting record Numbers of Bank Foreclosures, San Clemente is showing only .0393% of the properties are owned by lenders. There are only 21 Bank Owned and Lender Owned properties listed in the SoCal MLS, with an average price of $850,757.00. San Clemente currently has 533 properties on the market, which is not a significant difference from last year. The beach is looking as good as ever. San Clemente is suffering, or should I say "Surfing"? You want a bank owned or lender owned home in San Clemente...with an ocean view. Not likely to happen at this time! This home request has been the call I get once a day. My daily answer is that "they stopped building beaches some time ago, and the ones we have as popular as ever".
There are inland communities' with-in reasonable driving distance from the ocean that offer incredible amenities and even offer newer architecture and great shopping. The communities of Talega, Forster Ranch, and Rancho San Clemente are some of the newest communities (0 comments)
