Each quarter, Pulsenomics surveys a
“distinguished panel of over 100 economists, investment strategists, and housing market analysts regarding their 4-year expectations for future home prices in the United States.”
Here are the latest survey results.
Price appreciation/depreciation expected over the next four years:

2012: 2.31%
2013: 2.44%
2014: 3.25%
2015: 3.43%

Fiserv also released a report projecting home prices to appreciate at an average of 3.7% annually over the next five years.
The average pre-bubble (1987-1999) annual appreciation was 3.6%

The biggest reason was Louisville Mayor Greg Fischer's give a day week of service. During that week in April Louisville residents gave their time to volunteer by reading to homeless children, writing letters to the troops and cleaning up their neighborhoods.

Just the other day (February 29th Leap Year to be exact) I closed on a short sale transaction as the listing agent. My sellers lender happened to be J.P. 11.9% lower active residential inventory 11.2% lower sales price ($157k vs. $177k) 4 more days on market (90 days vs. 86 days) Homes in the $75k to $150k price range contain the greatest amount of sales volume (1,300+ Finished Sq Ft in Awesome Location --> $141,500)
