This according to the Greater Las Vegas Association of REALTORS® figures as reported here in the Las Vegas Sun. It's a 78.3% increase above April 2008 sales, and up 7.3% over the previous month's gains. The article also noted a whopping 40% 'price drop', April 2008 to April 2009. Las Vegas foreclosed homes continue to dominate sales, driving down median price. I recently had an MSN MoneyCentral article on foreclosures forwarded to me from a client. It was in response and in support of my post on Free Foreclosure Lists - You don't have to Pay for Foreclosed Home Listings. The MSN article states that yes, REALTORS® have the listings of the foreclosed or Bank Owned Homes, known as REOs for Real Estate Owned. The listings on foreclosed homes aren't hidden away, and they also agree that chasing the 'pre-foreclosure' listings aren't as easy as one might be led to believe. Las Vegas was the #1 Relocation Destination for 2008 according to Relocation.com, and they're predicting it will be #1 again in 2009. Because of foreclosures, home prices are now very affordable. Even by last fall, National City Bank's study found that on average Las Vegas homes were undervalued. No surprise why Las Vegas home sales have been going up every month over the previous year. January 2009 for example, home sales statistics from the Greater Las Vegas Assn. of REALTORS® showed they were 126% higher than in January 2008. I recently had an article from a major publication emailed by a home buyer, on the Top 5 blunders of Internet Home Buying. They felt some of it was a little contradictory and confusing, and after taking a read I can see what they mean. While it does have some excellent points, it also appears to have one thought opposing another, and coming up short on advise. I thought I'd review and add my comments and my own general home buying guide. The article's first topic starts with suggesting that unless a seasoned real estate investor, their #1 is home buyers

With the REOs out there, it isn't unusual to run into home where the appliances moved out with the former owners. Unfortunately these foreclosure bargains are also in the price range of many hoping to use FHA loans. There was a general opinion out there that a stove had to be in the home for it to meet the minimum standards for FHA. I've run into this some time ago, and found that in 2006 there where changes made and that appliances in general were no longer required, but only noted if they were there on the new Fannie Mae Uniform Residential Appraisal Report -

You hear it in the news, Las Vegas home prices and those across the nation continue to fall into the abyss. This perception is keeping the value of the dollar down, something that we all pay for at the pump and the grocery store, to name a few. Worse yet for the home buyer, is what it may cost them by using these news blasts trying to find the 'bottom of the market'. Are these reports true, or is a good deal of the mainstream media misleading the pubic, either intentionally for attention and ratings, or simply passing along half truths by failing to check sources and be objective? I had a call this morning about an online foreclosure listing for here in Henderson, NV. This single family 4BR home was supposedly listed in the $40,000 range, and had the street address. I immediately knew this wasn't possible. I wish there were homes priced like that, I'd be out buying as many as I could. I still pulled the listings for the area, and the correct prices. Sadly I had to explain this to the caller, but I'm really glad they called. It opened my eyes to a problem that I knew required some research, and an explanation. I
