In my last post I talked about the 78.3% increase in Las Vegas Home Sales for April 2009. It was the 13th straight month of year over increases, and Las Vegas Home Buyers and Investors have been grabbing up the bargains. For first time buyers that qualify, they have the added incentive of the $8,000 tax credit if they close on their home before Dec. 1, 2009. With a nearly year round growing season, Las Vegas has some incredible plants and flowers. Coming from the colder climates of the east, it was such a pleasure to see so much color and life throughout the year. No more cabin fever from the dreary days of waiting for spring to arrive.

Las Vegas has been the fastest growing 'new' city in the US, and celebrated it's 100 year birthday in 2005. Four years after Las Vegas was born, Clark Co., NV was formed by splitting Lincoln Co. and naming Las Vegas as the county seat. I was out to preview a few homes for a client, so thought I'd share a quick glimpse of it. Rhodes Ranch is the 1500 acre master planned oasis in the southwest side of the Vegas Valley just off the 215 beltway. It's guard gated with amenities that include the R Club community center that includes pools and a water park, and playgrounds throughout. As their agent, I believe it's my job to perform in their best interest in finding a home that truly suits their needs, and offers the greatest value for their particular situation. This becomes even more critical for my out of town clients. With the REOs out there, it isn't unusual to run into home where the appliances moved out with the former owners. Unfortunately these foreclosure bargains are also in the price range of many hoping to use FHA loans. There was a general opinion out there that a stove had to be in the home for it to meet the minimum standards for FHA.
