New FHA loan limits (effective Friday, March 6th)
Atlantic County - $453,750 (Single family), $580,850 (2 unit), $702,150 (3 unit), $872,600 (4 unit)
Cape May County - $487,500 (Single family) $624,100 (2 unit), $754,350 (3 unit), $937,500 (4 unit)
Cumberland County - $405,000 (Single family ) $518,450 (2 unit), $626,700 (3 unit), $778,850 (4 unit)
This will allow buyers to buy a more expensive home with less money down (3.5%). This is great for move up buyers.  In this buyers market move up buyers can often move to their dream while keeping their monthly payments affordable.

For investors thinking about buying a property and selling quickly afterward please be aware that the official FHA rule is to wait 90 days from the date of sale. (no exceptions) Unless the FHA buyer is purchasing a property that is a foreclosure, short sale, or REO.

If you are thinking about buing a condo and would like to use FHA financing or many of the first time home buyer grant programs the condo needs to be FHA approved.  Also, If you are using the Atlantic County first time home buyer grant program for down pament and closing costs you will need to purchase a condo that is FHA approved.
