A Client of mind just emailed me and asked me to explain a short sale.  I thought I would explain it here on the blog.
Basically the seller of a home owes more than what the house is worth.  Maybe they bought the home recently at the height of the market or refinanced too many times and no longer have equity.  Then the seller has a financial hardship, perhaps a job loss or illness, and can no longer keep the home.  The short sale is a way to avoid foreclosure and sell their house without damaging their credit as badly as … (2 comments)

Contrary to the improving conditions of markets in many areas of the country, Atlantic County NJ continues to decline. The suffering, casino based economy, continues to pummel housing prices and the total number of sales. Continued layoffs, reduced construction/renovations and reduced work hours have severely inhibited Atlantic County residents’ ability to capitalize on the increased affordability available.

9 Year Average Sale Price - Upload a Document to Scribd This graph shows the price changes over the last 9 years in Atlantic County. Home prices reached their peak in 2006 at $279,418. You can see a big drop from 2007 to the third quarter of 2008. Prices are now somewhere between 2004 and 2005 levels.
The bad news for sellers is that if they bought at the peak their homes are now worth less. The good news is that affordability for home buyers is returning.

In light of the recent stock market drastic changes I wonder why more people aren't investing in real estate. 
Did you know that you can move money from your investment plan into a self directed investment plan and use that to buy real estate? 
The benefit of investing in real estate versus stocks, bonds and mutual funds is that you can invest in what you know and understand.  With real estate you have tangible asset that is generating monthly rental income rather than hoping that your stock value goes up.

I took a look at what was going on in the Brigantine market and created these two charts to visually show what has been going on from 2000 to 2007.The chart on the left shows that list prices (in blue) and sold prices leveled out in 2005 and have not increased much. It would appear that prices have not declined however this is not accurate and does not take into consideration new homes construction and other factors that skew the average sale price.
