During recent negotiations I was really taken back that an agent was using what her sellers paid for the home as a negotiation strategy. It’s not uncommon for a seller to want to base their sale price around what they paid for the home or for a buyer to want to make a low offer because they see that the sellers bought years and years ago and likely have substantial equity but, as a real estate professional we know (or should know) neither scenario is a tool for negotiation.

Photos are extremely important for a listing. They either draw buyers in or chase them away. The example to the right is one of many reasons I am a firm believer that professional photos are worth every penny. I’m not sure what the agent was trying to capture in this photo. The remarks for this particular listing say “immaculate and meticulously cared for.” Remarks are nice but, pictures are what get buyers in a home and this picture screams lack of maintenance. Yesterday I attended a Broker’s Open and like many BO’s I’ve attended they were serving wine. When I walked in just the host Broker was there and we made introductions but, as we chatted I couldn’t help but, notice the smell of wine coming from her. She offered me wine and I declined as I always do. Don’t get me wrong, I enjoy my wine but, there’s a time and place for it. In my opinion while I’m working isn’t one of them.

I went on a listing appointment last weekend and it was just me and an empty house. The owners of the property live out of state and past clients referred them to me.
