It's here, it's here! My new book - it's here! I mean that literally - it's EVERYWHERE in my house. Boxes and boxes of books, everywhere I look. Yeah, it's kinda cool. Strike that. It's so darn freakin' unbelievably cool. I do a little happy dance every time I trip over my boxes and boxes and boxes! (But check back in with me in two weeks as I'm moving all these boxes and boxes to my new place!)

Uh, yeah, it's me. Oh, sure, there are lots of other people speaking at the convention, too, but I'll share a secret with you. I'm not as excited about them as I am about ME!
My topic? Surprise surprise! "Selling to Your Sphere of Influence," which, by the way, is approved for CE Credit in 18 states (see below). I get two whole hours to talk about my favorite topic - how to generate business and referrals from the people you know without making a nuisance of yourself!

Picking up from Wednesday's "If Your Listing Isn't Selling..."
So, if your listing isn't selling and you've agreed with me that perhaps price might not be the best solution, what else can you look at?
Well, it might be really simple. Have you checked access lately? Lockbox still there? Key still in it? Key still work in the lock (sticky locks kill showings)? Is the seller declining or restricting showings?
Have you previewed your listing lately? Does it still show well and smell good?
How's your MLS description? Is it dull ("3 bedroom/2 bath ranch in Woodbridge") or jazzy ("Mid-Century tri-level with … (23 comments)

You may not have noticed, but I've been away from the Rain for about two weeks (except for a few little housekeeping blogs). Blog burnout - it happens and it's usually good for the soul... What have I been doing? WRITING MY NEXT BOOK! Outta nowhere, I was in the mood to create the next masterpiece (tee hee), so that's where all my creative energy went. And... voila! I'm watching Jason Crouch's featured post today entitled: "How many other professionals work on contingency all the time?" The premise of the blog is to explore other compensation models that don't require us real estate-types to do so much work for free.
Good stuff.
However, what I don't see discussed (much) in the post or comments is an acknowledgement that part of the reason our fees are what they are is that we're paid on contingency AND THAT'S WORTH SOMETHING! Working on contingency is risky and is therefore entitled to a higher compensation structure.

A few months ago, I was in Panama City Beach, Florida and saw this billboard. I looked twice... and a third time... and then snapped a picture.
Okay, call me cynical, but is THIS an effective message to send to potential clients? When I see the word "Top Producer" I think of someone in a blue suit moving from deal to deal, making gobs and gobs of money, but not someone who's much interested in taking good care of me and my needs.

As a self-professed (and unapologetic) introvert, I know that when I do any sort of socializing, or heck, even interact with the outside world for an extended period of time, I desperately need a nap. Over the weekend I showed condos in Central Denver to a new client and we had a BLAST... but... I absolutely crashed the rest of the day. The soul of the introvert really needs re-charging after being Out There...

I sell stuff on the Internet from my bookstore. A lot of it is digital - that is - you buy it and you immediately get a link to download the product to your computer. Usually it works pretty well, but occasionally someone has trouble getting the dowload to work.
Since I'm not a technie, and since I can't see what's happening on my customer's computer screen, I don't embarrass myself by attempting to do a lot of trouble-shooting. There's a conversation going on at another forum about whether or not to work with an Internet buyer who wants to buy a home in June. The general consensus is that the agent shouldn't waste his time on a buyer who is not ready, willing and able to buy today.

Last week, I attended a Center Stage event hosted by Wells Fargo. The featured speaker was ... well... okay, I won't name names, but he's a very popular speaker in our industry. Holy Moly. I found this quote on the December 30th page of my Franklin Planner and I'm blown away by its eloquence and simplicity. I've struggled for almost three years now to succinctly describe what "Sell with Soul" means to me.
Ms. Buck perfectly captured the essence of Selling with Soul.
