sengdao newport beach real estate: Short sales increase drastically nationwide! REO's continue to fall... - 05/11/11 06:31 AM
Short sales rose from 17% of all sales in Feb to 19.6% of all sales in March and continue to outpace REO's. This is good news for Realtors and homeowners and I take it as an indicator of a couple positive trends.
 1. Buyers are more willing than ever to consider short sales as options for them to purchase
 2. Realtors, on both sides of the transaction, are becoming more informed about short sales and less afraid of the problems that can be associated with them.
 3. Banks are getting more files approved more quickly. Without banks' continued improvement of the … (0 comments)

sengdao newport beach real estate: What Can You Learn from Pia Being Voted Off of American Idol? By Leslie Ungar - 04/16/11 06:42 AM
The unthinkable happened. The free world may just come to an end. Not because the government shut down, but because Pia was voted off of American Idol.
Unceremoniously dumped like an eighth grade girl by her upperclassman hottie, Judges Randy, J Lo, and Stephen Tyler each visibly shocked by the news. Because they had no saves left, all they could do was stand in disbelief.
So what can we learn from the unspoken leader being voted off of the planet?
From a communication perspective, your value is decided by your audience not by you. Not by you and not by those … (2 comments)

sengdao newport beach real estate: Loan Officer Compensation Changes: What It Means For Consumers - 04/14/11 07:17 AM
When I was a young manager, one of the first things I learned when it came to motivating my staff was:
Don't mess with their money.
Over time, I have learned that it matters little if the end result of "messing with someone's money" means they get paid more or less on an individual level - I have found that this simple fact remains:
Mess with people's money, watch them panic until they find out what it means to their paycheck.
And so it has been in the mortgage business over the last 6 months or so. It seems that everyone … (3 comments)

sengdao newport beach real estate: Beach House From “Beverly Hills 90210″ Listed For $8,999,000 - 04/14/11 07:15 AM
Mention the ZIP code 90210 and it's easily one of the most recognizable postal codes in the United States due to its fame in the '90s hit series "Beverly Hills, 90210." Although this home doesn't boast the famous ZIP code, it's titled as the "90210 house" for its role in the show. The property was featured as the oceanfront "apartment building" that Donna (Tori Spelling) moved into with boyfriend David (Brian Austin Green) and best friend Kelli (Jennie Garth) during the fourth season.
The luxurious home has been put on the Hermosa Beach real estate market for an asking price of $8,999,000, only … (1 comments)

sengdao newport beach real estate: The iPhone App I’d Like to Own by Mike Brooks - 04/14/11 07:12 AM
Your results in sales - and all of life - are completely dependent on what you think about all day long. Your thoughts lead to your actions, and it is your actions that determine your results. But everything starts by your mental attitude, by what you dwell on all day long.
I'm sure that you've heard this before, and you may even believe it's true, but if you do not act on it, then you're no better off than if you'd never heard this before. I once heard that someone who doesn't read is no better off than someone who can't read. In fact, if you're … (0 comments)

sengdao newport beach real estate: The Foreclosure Report - March 2011 - 04/13/11 06:25 AM
Foreclosure Sales on the Rise, Time to Foreclose Taking Longer
Foreclosure sales rose dramatically in most of our coverage area, though much of the increase was due to March having more days than February. In California foreclosure sales increased 35.1 percent overall, but rose just 10.5 percent on a daily average basis. Nevada foreclosure sales, however, bounced back dramatically after falling in February, rising 109.5 percent even on a daily average basis. sengdao newport beach real estate: Difference between Accountability Coaching and Mindset Coaching by Maya Bailey - 04/12/11 05:46 AM
As a Real Estate Business Coach, I often hear the question "What is the difference between Accountability coaching and Mindset Coaching?"
This is an excellent question and deserves a comprehensive answer.  Many real estate agents have invested money in the wrong coaching program because they didn't know the answer to this question. Then they often become cynical about all coaching programs in general. The next time you're considering a business coach; I want you to be fully informed as to which kind of coaching is best for you.
First, let's address "Accountability" coaching. In this kind of coaching, you are taught … (1 comments)

sengdao newport beach real estate: NAR, We Have a Problem...by Michael Russer - 04/12/11 05:45 AM
Just recently my staff and I completed the analysis of an online lead conversion pilot program for a major franchise. The results were not pretty.
The companies and agents who participated were tasked with two things:
1) use my Critical First Response email script for every new online lead, and
2) keep track of the results. That is all they had to do. The purpose of the pilot was to measure the efficacy of this email script. What ended up being measured, however was far more telling.
Of the 48 companies and 832 agents that participated, only 29 and 410 respectively actually completed the six … (0 comments)

sengdao newport beach real estate: What the Top 20% Really Make by Mike Brooks - 04/12/11 05:43 AM
I'm big on the 80/20 rule in sales. I see it in every company and industry I work in, and, as many of you know, I've dedicated myself to helping sales reps and companies elevate their skills and techniques, so they can start producing sales and income like the top 20% of sales reps do. Often I get asked just what the top 20% make in actual income, and today I can tell you...
The Associated Press, quoting figures released from the recent Census Bureau report, published an article last week revealing what the top-earning 20% of Americans make in income. They found that … (0 comments)

sengdao newport beach real estate: What Makes A Great Agent? by Christy Crouch - 04/11/11 06:15 AM
What Makes A Great Agent? Some say it's experience. Some say it's knowledge. Some say it's a great marketing plan. Some say its great negotiating skills and some say it's great closing and objection handling skills. I say it's desire. It's energy. It's enthusiasm. It's a willingness to put your client's needs, wants, and desires ahead of your own. I say it's being selfless. It's being honest and having integrity even when no one else knows the difference. I say it's someone who listens more than they talk. I say it's someone who has no ego and isn't controlling or on some power … (1 comments)

Our market has been through a lot in the last couple of years.  Ups and downs and twists and turns feeling at times like hurricane force gales and others like the quiet before the storm that seems like it should come complete with a daunting musical score all its own.  Economic backbiting, housing market woes and of course, the extraordinary efforts of the "bad news is top news" media extol all play a part in what has become a "perfect storm" for consumer fear and information.

sengdao newport beach real estate: Becoming An Expert Witness by Joseph Marovich - 04/11/11 06:11 AM
Having watched some legal-themed television shows, e.g., Law and Order, LA Law, Perry Mason, and others, some viewers wondered where all these "expert witnesses" came from.  How could they be so calm, cool, and collected being drilled by the opposition's attorney? Who called them, and why them?  Did they do this for a living?
Over the last 8 years I've had the opportunity to be an expert witness for over 20 real estate cases.  From that experience I offer the reader an insight into becoming an expert witness for real estate.
Requirements
Without a doubt, knowledge and competence are primary before even considering any of the other … (0 comments)
