The good news is the phone is ringing again.  Went to an investors meeting on Wednesday night and 60 new people showed...room was packed.  If this year is anything like last I’m sure I’ll be inspecting more foreclosures than end user sales.  In most cases not a problem. 
 
However, due to winter these houses may or may not of been winterized.  Lets assume they have.  I would suggest client and agent alike to double check prior to inspection that the home has been de-winterized prior to inspection.

nh bedford home inspection: Poor venting of bathroom fans leads to moisture/mold in the attic space - 03/02/11 03:14 AM
When inspecting a home for the first time I start with the exterior.  As I'm taking it in I'm on the look out for bathroom windows and possible fan vents.  If I don't see them I make a mental note to check and ensure they are properly vented to outside air.
Bathroom fans not properly vented may lead to moisture / mold in the attic space.  Please note, most attics have mositure in them.  Main reason has to do with warm house and cold air in attic space.  Long list of reasons but, thats another story.

Don't know if anyone caught this last week but sales of foreclosed homes was up while sales for new homes were down.  Investors are buying these homes and flipping them for a nice profit.  In addition, when you consider what it cost to build new you can't compare with these foreclosure homes some are real deals when you look past the cosmetic issues.

nh bedford home inspection: hum, interesting stain in my kitchen closet - 02/25/11 05:42 AM
This happened to me.  Had a water pipe that leaked in my new home after about 16 months.  What happen was a sheet rock screw was driven into my hot water supply and finally rusted away causing a leak inbetween floors into the basement.

 
The picture here is a water leak in the kitchen closet.  Hum.  Since it happen to me I went down stairs in the basement and checked the piping.  Sure enough someone screwed directly into the bathroom above drain waste pipe.  
Needs repair!

nh bedford home inspection: handy man wiring, what was he thinking - 02/25/11 05:34 AM
Here's an interesting one.  Someone upgraded the sub panel from fuses to breakers.  However, can only imagine what they were thinking.  As you see the electrical main 100 amp service runs into the fuse box, left side is ok.
 
However, someone used stranded wire from the supply side to the new fuse box and wired into a 100 amp breaker.
 
The correct way would of been remove the main fuse panel and go directly to the sub...make it the main and install the correct side 100 amp breaker using the correct aluminum feed wiring.
 
Safety hazard.

nh bedford home inspection: Draft guard warning - 02/23/11 05:51 AM
Wanted to share a few issues I've personally seen with the TV advertised Draft Guard.  Once this cloth based device gets wet it wicks into the home.  If left unchecked it will result in water damage.  2 photos one at the door the second with the damage caused.
If you use it make sure a storm window or doors keeps it dry.

nh bedford home inspection: Realtor input needed on Infrared camera inspections - 02/22/11 10:46 PM

No feed back on the 1st try so trying again.
Realtors, please be honest…you are the life blood of my business;
When you see an Infrared camera come out do you cringe?  Reason I ask is I try to be as no alarming as possible such a tool can kill a deal. Agree?
If an average inspection takes 2 hours and an Infrared inspection takes longer (extra hour) will you refer such an inspector?
If you like these inspections or don’t please explain.
