central florida real estate: Buyer’s Take Advantage Of The Holiday's Slow Sales - 11/09/07 04:10 AM
With the Holiday fast approaching, sales of new and resale home take a nose dive. This is typical for this time on year throughout most of the country but add in a housing slump and it is sure to make this slow season one for the record books. Sales in the Orlando area are near rock bottom and Sellers are getting worried.
Here is where all those Buyers need to take notice. November and December are a great time to get out and purchase a home. The selections of properties are huge and most Realtors will have the time to dedicate to there … (2 comments)

central florida real estate: Another Toy Taken off the market - 11/08/07 05:04 AM
I just amazes me how toys that are harmful to children even make it into the market. Im referring to the latest toy (Aqua Dots) that was found to contain the powerful date rape drug in it when ingested. Why on earth are these toy makers not catching these problems during a quality control check. It just blows my mind that anyone disregard the safety of a child over profit.
These toy makers had better come up with some sort of Safe Seal of Approval or they will find themselves getting regulated by the government on everything they do. It's also easy to … (1 comments)

central florida real estate: Home Search Engine for Buyers - 11/07/07 12:28 PM
Recently I signed up with Maptracks home search for my buyers home search. I was very pleased with the product that they offer as it has a map search of my selling area. It ties in with our local MLS to get daily updates on listings. It also has a very good contact data manager for all new clients that log into my website.
The contact manager allows me to see what each user is doing and what they are searching for. From there I can e-mail or call these users to help them on their search or give them more relevant … (2 comments)

central florida real estate: Plan for 2008 - 11/06/07 11:02 AM
I help out with the training schedule in our office for new agents. For the most part these agents are excited to get started but it still amazes me how ill prepared these agents are in starting a career in Real Estate. I usually start off by asking basic questions to see where these agents stand before starting our course material.
What I find is that the majority of them do not look at Real Estate as a business. Very few have a plan or even goals. Most don't know what basic tools they will need to get started. They rely heavily on … (7 comments)

central florida real estate: International Lenders - 11/06/07 10:42 AM
With the tightening of credit, I have found it very difficult getting my international lenders qualified. Most of my clients are well positioned and have strong down payment. Is anyone else experiencing problems working with foreign nationals?
My current lenders are telling me that most of their loan programs have been pulled back due to uncertain times. I know someone out there has to have programs that will work for these clients.

central florida real estate: Orlando Board Of Realtors Sees Drop In Renewal - 11/06/07 01:48 AM
It was reported that during this years renewal, over 1200 licenced Realtors did not renew with the Orlando Board Of Realtors (ORRA). While there was an expected drop due to the down turn in the Real Estate market, I don't think they expected such a huge drop. Personally this is good news for those Realtors who plan to stay in the business. While there may be less business out there, the reality of fewer Realtors to compete will help balance the market out.
This is actually good news for consumers as those who do stay in the business are typically the … (1 comments)

central florida real estate: Fall Has Arrived In Orlando - 11/05/07 06:49 AM
This past weekend's weather again proves why I live in Orlando. With temperatures in the low 70's and little humidity it was the perfect weekend to be outside. It's amazing how a few cool days  can make you forget about the loooong hot and humid days of July and August. Even the dog had a bounce in her step as she played in the back yard.
It's almost like the cool weather revitalized my spirits. I found myself waking up early just to get outside. Saying hello to the neighbors who themselves are outside enjoying the weekend weather. I actually cut my grass without … (0 comments)

central florida real estate: Florida Property Tax Proposal…Take 127 - 11/02/07 07:46 AM
The banners are waving and both the Governor and the Legislature are touting another success for property tax reform. Yet I can't help but see this as another weak attempt to get "something" passed. Not only are the vultures (Lawyers) circling the lasted proposal but the reduction in the average tax bill will be so small that most homeowners will see little effect.
This latest proposal includes Portability by wheres a current homeowner can transfer there tax benefits to a new home when they sell there current home. The argument is that current owners won't sell because they lose the benefits of a … (0 comments)

central florida real estate: How Will Water Shortgages Effect Our Business - 11/02/07 02:31 AM
More and more we are hearing about the sever water shortages in the South East. Tremendous growth has put a strain on our water resources and we are now just beginning to see the consequences. I see this effecting our business as Realtors.  Sellers and Buyers alike when looking for areas to live will weight in heavily the availability of reliable and clean water. Along with good schools and safe neighborhoods our clients will be asking us about water concerns. Has anyone out there found this to be an issue?

central florida real estate: E-mail Stationery For Realtors - 11/01/07 08:43 AM
I recently found a company that does custom e-mail stationery for Realtors and Mortgage Brokers. While I hate to sound like a commercial for them I was very surprised at the quality and price. Not only does every e-mail I send look professional but it also markets my website and lenders with hyper-links. Several of the top agents in my office have since ordered it and swear by it. If anyone is interested, check out www.emailstationery.com.
I get lots of positive comments from my stationery and it brands with my website and business cards. I paid $139.00 for this and is by … (4 comments)

central florida real estate: 47% Drop In New Home Starts For Orlando Area - 11/01/07 03:14 AM
Orlando area home builders are feeling the pain of the slow housing market. With new home starts down 47% from the same time last year builders are tightening their belts to weather the storm. While this is a painful time for local builder in the short run Economist  and industry experts say that fewer new starts mean less inventory to absorb which in-turn will help the recovery of our local market rebound faster.
We are currently sitting on a huge inventory of unsold homes. The only way we can get the inventory down is by selling more or reducing the new inventory … (0 comments)

central florida real estate: Rate Drop On Halloween..Trick or Treat? - 10/30/07 02:48 AM
As the Fed prepares for yet another rate drop on short term rates on Halloween, will this drop spook or please the general public. A quarter percent rate drop is viewed as more symbolic and is being sold to the average consumer as "look what your government is doing to save the economy".
The ripple down effect will be so minor that the change will have little or no effect on the bond markets. We may see lower interest on our credit cards but rates for home loans are not effected. Here in Central Florida where our economy is heavenly depended on vacationers from … (1 comments)

central florida real estate: Are Lenders Playing Us For Fools ? - 10/29/07 07:38 AM
I recently read an article about the state of the "Short Sale / Foreclosure" market and while it appears that the banks are pushing forward to get these homes off their books the reality seems quite different. Ask any Realtor who has had to work with a loss mitigation representative from the bank on how difficult it is to get a real person on the phone or how long they have had to stay on hold waiting for a rep and one might think that the Banks could care less about moving destressed properties. No one is denying that the process of a … (7 comments)

central florida real estate: Builders Find Green In Building Green Homes - 10/26/07 06:57 AM
Home Builders are finally catching on to a growing trend of "green revolution".  With the launch of a National Green Building Program, Central Florida home builders are beginning to implement more green building practices to make homes more energy efficient and environmentally neutral. This practice is long overdue in my opinion. Home builders for years have stayed away from green building products as cost for building green are higher and are not competitive with regular building materials. These high cost are passed on to the consumer which prices these green homes out of the market.
The new green initiative however is taking root as … (0 comments)

central florida real estate: Countrywide To Help Troubled Borrowers - 10/23/07 06:47 AM
Countrywide Home Lending is taking a big step to help stem the flow of foreclosures on their sub-prime loans by injecting $16 Billion for borrowers who need to refinance.  With late payments and property foreclosures on the rise, Countrywide it trying to help these home owners save their properties and keep them in their homes. Here in Central Florida this comes as great news as foreclosures have hit an all time high and home owners are struggling to make payments.
Countrywide is expected to refinance around $10 Billion in loans and modify another $4 Billion. For those homeowners who have financing through Countrywide … (1 comments)

central florida real estate: Fall Has Arrived, Time To Get Back In The Yard - 10/22/07 05:20 AM
Now that we have survived another hot Florida summer, it's time to get back out in the yard and trim those bushes. Here in Central Florida summer seems to last all the way to Thanksgiving. Now is the time that you want to get outside and do some basic yard work to get you landscaping back into shape.
Pruning bushes and applying a slow release fertilizer on your lawn will help your landscape survive the cooler weather and thrive when we go into spring. Remove dead or dying plants and plug barren spots on your lawn. Cooler weather is the best time … (0 comments)

central florida real estate: Is “Portability” The Answer To Our Property Tax Cuts - 10/16/07 08:04 AM
State Republican leaders are crafting a tax bill that will allow homeowners to carry their tax savings (Portability) accumulated from Save Our Home to a new home. This bill stands a better chance of passing with voters as most long term residence were not in favor of eliminating the Save Our Homes entirely.
Under the new plan, if we take the average home value for Florida which is $259,000 and the taxable value from SOH of $163,3565 and subtract, we have a discount equal to $95,644 or about 37% of market value. If the owner sold this home and moved up to a more expensive … (0 comments)
