As you may be aware, on Wednesday President Bush signed the Stimulus Bill; besides the tax benefit of this bill, there is also the portion that is designed to jump-start the housing market as well as ward off a recession.
For our area (Ventura and Los Angeles Counties) we were granted the maximum for the conforming loan limit of $729,750, which allows consumers to purchase more home without the rates typically associated with a jumbo loan. Another month of ups and downs in the real estate world! Unbelievably, an article was printed on the front page of the NY Times last weekend, accusing the Nation's largest lender of fraud, and now this weekend it is about the unemployment rates that are expected to skyrocket, due to the housing market decline and so on. What is going on? Interestingly enough, we do actually have a really good housing market here in Ventura County and I will tell you more about why I say this and why I feel this way.

I get this question a lot and it can be a real issue with so many families having to work. There is also the boredom factor - even if you do stay home, it is hard to keep your kids entertained 24/7! And we all know that there are only so many days we can go to the beach! What can you do to entertain your kids for free or a low cost alternative? I would love to have some ideas posted and to share with other families as well!

This is good stuff! Interesting to note that the majority of the homes sold in 30 to 60 days (way better than last year) AND this is really good: Our average home price is $699,653 and get this the median home price is $831,535!! ventura county: Article Paints Uneven Picture of Housing Market - Once again - 01/29/07 05:43 PM
Regarding "2006 housing decline paints uneven picture" (A1, Jan. 16): The San Diego Tribune ran an article once again painting an inacurrate picture of what is really happening in today's real estate market. Had this story been written by a Realtor or a professional in the field such as a mortgage lender, a title rep or escrow officer, I would lend it more credence. The story reports that "housing prices turned negative last year for the first time since 1995." But read a little further, and you learn that the magnitude of the drop was 0.8 percent, or less than 1 percent. … (0 comments)

I receive a lot of requests from first time buyers looking for an inexpensive way into the housing market and hoping to pick up a home in the Conejo Valley for dirt cheap, hoping for a foreclosure - one they can actually live in, too! I take these requests seriously and try to educate them about how it works, to the best of my knowledge of course.

As a local top agent, I try to differentiate myself from other agents and how I do that is by caring; okay, who cares, RIGHT,  because will caring actually sell your home? I think that it is time for some truths to be told to all the buyers and sellers out here in the Ventura and Los Angeles area about our current real estate market. It is not as bad as the media keeps telling us it is - at least not here in Ventura County and LA County (Agoura, Malibu, Westlake Village, and portions of the West Side).
