As we close out another year, I always like to take a look back in the rear view mirror to see how things wrapped up ... and how they compared to previous years. While real estate changes each year (heck sometimes it feels like weekly), it's always critical to keep an eye on trends and where the market is heading.

INVENTORY
I'm starting to feel like a broken record! Low inventory, low inventory, blah, blah, blah. Did I mention that inventory is still low? We keep wondering when the market is going to shift, but we haven't seen it (yet) in the Fan.  For now, demand is high and inventory is low.  So your high school economics professor was correct … (0 comments)

Well, 2016 is officially behind us!  And as we push forward into 2017, it's always a great time to take a sneak peak in our rear view mirrors to see how things shook out in 2016.  Admittiedly, I'm a data junkie so this stuff gets me pretty excited. I keep a pretty close eye the sales each week but it was especially impactful for me to lay the data next to 2015 (which was a great year as well). Another set of data point to remind us how strong the market is now.

I'm starting to feel like a broken record.  Just like last quarter, inventory is the biggest challenge in the Museum District. Great news if you are selling and difficult if you are buying. With only 4 homes on the
market currently, there just isn't much inventory to choose from.

Just over the border of Henrico into Goochland County, you'll find the Rivergate neighborhood off of River Road in Richmond, Virginia.  Rivergate is one the one of Richmond's premier neighborhoods in Goochland County.  It's called Rivergate for a very simple  reason ... it's near (not on) the River, off of River Road and it is a gated community.  Not a lot of wild creativity when it came to selecting the name. However, once you are in the neighborhood, there will be nothing to let you down.

For my first few years in Richmond, I avoided making reference to the Carillon simply because I wasn't sure I was pronouncing it correctly. Was it Care - a- lon or was it Car-rill-ion?  And of course none of my friends knew either. We'd just refer to it as the "other side of Carytown" or "that neighborhood near the big bell tower."  So as I began to make some friends in that neighborhood, I would discretely pull them aside and ask them for their pronunciation.  After I felt I had surveyed enough people, I was comfortable with the correct pronunciation.

If you own property within the City of Richmond (or are considering buying property within the City of Richmond), time to listen up! Last month the City of Richmond sent out their 2016 Notice of General Reassessment.  Sounds so formal ... but it is simply their "heads up" as what kind of change you can expect in your property assessment in 2016.  Which, as you know, will determine how much you pay in property taxes. Good news- it's not the bill (yet)!

There are certainly lots of times where I'll be nice and gentle with my buyers. I'll talk softly and hold their hand. But when it comes to home inspections, the gloves come off.  Yes, buying a house can be expensive.  No one wants you to spend any more money than you have to. But for the love of god people, get a home inspection! Depending on the age and size of your home, they can run from $250-$750. It's a little like insurance ... you hope never need it, but are so thankful when you do.

But where do I park my car in the Museum or Fan Districts?  
It's a valid question and one that this REALTOR® is asked nearly every day.  Or better yet, does this house have off-street parking or a garage?   So here are a few parking considerations when buying a home in the Museum or Fan Districts:
 
1.  Just buy a home that has parking behind it already! That makes it easier on everyone, right? Everyone but your wallet.  Homes with some kind of off-street parking can command a much hgher price tag than those without in the Museum and Fan Districts.   And … (4 comments)
