Mid-way through 2015, the Long Beach real estate market remains hot, driven in large part by an increase in prices and demand coupled with a decline in inventory.
Other than a dip in April, median home prices in Long Beach have been climbing all year, increasing to $562,500 in June, up 14.5% from June 2014.
 
 
Closed sales fell earlier this year but made up ground in the past couple months, with 238 houses selling in June 2015, a 47.8% increase over June 2014.

Our current market poses a huge challenge for sellers with regards to pricing. In the past few years, the strategy was simple. When prices were increasing, you could list a home for a little more than recent sales and a little less than the competition and it would sell quickly. 
As prices began to stabilize, I recommended a different strategy: price the home right around what other similar homes have actually sold for recently. That strategy no longer works in our current market, where prices are rapidly and sharply declining. Buyers are only interested in the dirt cheap, rock bottom priced deals.

Lately, I've been talking to more sellers of expired listings than I used to. Often they're discouraged, disgruntled and disillusioned. Once I review current market values with them, they're even more so. So it was refreshing for me to meet with someone recently who had a completely different perspective.
This couple had their home listed with an agent for many months last year, most of them at a price well above market value. As I talked to them about their experience, the disappointment was very clear.
