Season's Greetings Naples Friends, I've found it challenging to post this pre-season due to all of the Naples real estate buying and selling traffic we're experiencing. I hope you'll forgive and find this post informative. I projected this upcoming season was going to be a bit of slug-fest for Naples real estate buyers this year and so far I've been accurate. I won't bore you with the same details as I've explained in the past several posts about how sellers are less accommodating and buyers are more aggressive and how hearts are breaking throughout Collier County due to multiple offers and somebody losing out but (1 comments)

I performed an extensive analysis of Pelican Bay today to help a buyer better explain his price position on his offer. If you've been following my Naples real estate blog or had your ear to the ground here in Naples, you've heard two things repeatedly. There's no inventory. We're expecting a very busy buying season. With sales steadily increasing, buyers are losing power in negotiations. It's been an interesting pre-season. For example, there were 1,604 sales in Naples, Florida, from October to December 28th last year. This year there were 1,923 (up 18%). That has put a new tone in the (0 comments)
As you can see from the Naples, Bonita Springs and Estero real estate graph above, it shows the real estate market turned the corner in 2009. A number of sales and sales prices have continued to increase steadily since then. The average sales price has increased by 12% from the bottom.
There's been some ambiguity between Naples buyers and Naples sellers this year with sellers approaching deals a little more confidently this year compared to years past and buyers approaching new listings offering higher list (0 comments)

I showed a high rise condo in Pelican Bay yesterday to a fabulous family looking to accomplish a lot of square footage with a Gulf view for a good price. They were similar to many of my clients who are already familiar with where they want to purchase and by the time they called me, they had already been clicking around on my Naples Florida real estate website and had identified two properties in Pelican Bay appearing to fit their needs. Unfortunately one was already under contract.

Every year I sell Naples real estate, I am more thankful to help my customers accomplish their goal. I think it's because I get more customers who are interested in not just purchasing a Naples property but are more interested in purchasing a Naples experience. More often they're anticipating Naples being a place where friends and family from near and far can join together here to spend time, reconnect, unwind and have a great time. Thursdays are Naples Foreclosure update day! There are currently 396 Naples Foreclosures. That's 9 down from last week's Naples foreclosure report. List prices start at $22,900 (up to $10,000 from last week) and increase all the way up to $3,300,000. (High price remains the same)
Here's some more interesting news about how they'll be handling Florida foreclosures...sound like great news if you're a buyer and/or a Realtor, not so great if you're a seller.

naples fl real estate: Naples Real Estate Heating Up!

Naples Real Estate is heating up! Currently, there are 700 properties pending contract in the Naples Florida area and 1,210 Naples Florida listings active with contingency. If a property is listed as "pending" in MLS it will disappear of my site. If a Naples property is listed as "active with a contingency" meaning it has a contract but there is a contingency that needs to be removed before closing, it will still show on my website. That's what "active with a contingency" means.
The idea behind this concept was originally meant to continue to actively expose Naples properties that (6 comments)

Here are the latest Naples, Florida real estate trends occurring. Inventory requests - There are some areas where inventory is scarce or nonexistent. During the last few years, inventories had been on the rise, and there was plenty to choose from in nearly every location. Over the last few days, there have been several instances where agents have sent company-wide emails asking for pocket listings in various locations because there wasn't real estate inventory. When one of Florida's top economists stated that Naples had bounced last fall, I distinctly remembered thinking...oh really...how the heck do you know. I was hesitant to be overly skeptical because I was in complete disbelief when chirps about the Naples, Florida market bouncing a few years ago came without even a hint of slowdown, and then roughly six months later, those statements were clearly evident. Since the evident slow down, I've learned to wait...and wait and watch and study... There's been a weird Naples Florida real estate trend lately of crazy questions, concerns, demands and requests coming up during the escrow period of the contract. If you haven't seen me type it already, real estate always trends and it trends in every way possible. This too shall pass but while we're still riding this weird wave, let me clarify a few things that might come up while you are under contract. The most prevalent weird thing I've seen lately are unusual requests and/or demands regarding repairs. For example, This year I was involved in a deal that had a radon issue. (2 comments)

The Naples Florida real estate market is amidst an interesting transition right now! The lower ended market is getting HOT, HOT, HOT while the upper ended market is still struggling a little. As an example, see the email I received today: Shannon, Do you believe the selling price your customer offered is actually a good and fair transaction for all parties involved?I cannot find a recorded sale that defends that price point. When chatter about the Naples Florida's real estate market bottoming out began last fall my first thought was relief! Hey, it's been a challenge the last few years and if you know anything about our area, you'll know that our market was one of the first to crater before all of the others began to slow largely due to the wild appreciation we saw the few years before. Naples is a crazy real estate market. I've had trouble watching the appreciation race to the top and sat in awe as I watched prices fall to amazing lows. Following the trends here (4 comments)

There was a 12 second segment on the news last night which stated: Real estate equity is lower than it's been in 40 years.Foreclosures are higher than they've ever been.We're not at the bottom yet.Now's a great time to buy.HUH? Well there's fair and balanced reporting or is that appealing to the masses or gee, I don't know...what is that? Let's take a new more interesting approach. I'm back and ready to roll! Seems like a few of our favorite cities up north got a little bit of snow and ice while I was away. When it comes to the media, most of us find ourselves in one of two positions: 1. Defending our real estate market. 2. Duck, cover and wait for the drama to end. Our Naples newspaper is not exempt from the constant barrage of negative press regarding our Naples real estate market. Closer to the end of last year and in the beginning of '07 I took a defensive stand on their blog hoping to "make a difference" in the views of our local consumer. I even went so far as to personally form a verbal defense attack against a news writer who thought it would be "newsworthy" to attack (9 comments)
