I hope everybody finds themselves this morning with some shiny new Holiday memories! As I reflect on my own memories one that stands out is a phone call I received around 7:00 on Christmas Eve. Clients who purchased a home in Grey Oaks in November were in town and on their way to the airport to pick up their two children to celebrate their first family Christmas in Naples. Here are the current Cocobay at Pelican Bay real estate statistics: 2 Cocobay homes are on the market. 1 Cocobay at Pelican Bay home is under contract. 1 Cocobay sale has occurred during the past 12 months. With only 33 homes in Cocobay at Pelican Bay, there hasn't been a year where there was ever a plethora of activity in this Pelican Bay community with 2010-2011 following sleepily along the same as past history. Many believe there isn't much that goes on in Naples real estate during the steamy summer months and while some years that's true depending on the economy or the weather sometimes that simply isn't the story. There have been a whopping 866 price changes in Naples Florida since March 21, 2011, til today. While some of those oddly enough are price increases, many are the end of season discounts. Now is a great time to see what's still available and a better time to negotiate than any other time during our high selling season. Why? Hi Naples Florida Fans! I cannot believe the number of Naples buyers I'm working with this year compared to the last several. While I'd hoped this season would be better than last, I had forgotten how quickly the market could change. If you have been waiting to purchase, now might be the time to do so.
