Everybody wants to know how the Naples Real Estate market is going to perform this season. The copy-cat canned response has formulated. Here's how it goes:
"Naples endured a category 3 storm head-on. Much of our structure remained sound with landscaping being the biggest victim. We will get that cleaned up and then people will marvel at how well Naples performed in the wake of what could've been impactful destruction."

I hope everybody finds themselves this morning with some shiny new Holiday memories! As I reflect on my own memories one that stands out is a phone call I received around 7:00 on Christmas Eve. Many believe there isn't much that goes on in Naples real estate during the steamy summer months and while some years that's true depending on the economy or the weather sometimes that simply isn't the story.
As some of you know, we had a better than expected selling season in Naples, Florida. In fact, I had the best year of my career by May. YAEE! This year there have been a total of 16,202 (down 13% compared to 2010)
2010 there were a total of 18, 393 (down 4% compared to 2009)
2009 there were a total of 19,312 (down 8% compared to 2008)
2008 there were a total of 20,924 (down 10% compared to 2007)
2007 there were a total of 23,047 (down 10% compared to 2006)
2006 there were a total of 25,452 (up 52% compared to 2005)
2005 there were a total of 16,735

There have been a whopping 866 price changes in Naples Florida since March 21, 2011, til today. While some of those oddly enough are price increases, many are the end of season discounts. While us Naples Realtors have come to grips with the concept this season is FAR different than the past several, I've actually compiled all the sales, pending sales, new listings, etc. to see what exactly the recent Naples area statistics are showing. One might think this data would be readily accessible to any smart Naples Realtor but alas, our MLS is not set up comprehensively. Here is what my quest for Naples real estate knowledge has found.
Here's' the Southwest Florida facts:
Comparing January 2011 to January 2010:
New Listings = Down 5%
Pending Sales = Up 2%
Sold Properties = Up 6%

Hi Naples Florida Fans!
I cannot believe the number of Naples buyers I'm working with this year compared to the last several. While I'd hoped this season would be better than last, I had forgotten how quickly the market could change. If you have been waiting to purchase, now might be the time to do so. Several others have already felt the same and many properties my current customers have had an interest in are already gone while others are currently feeling the pressure to make a move.
