There's been a weird Naples Florida real estate trend lately of crazy questions, concerns, demands and requests coming up during the escrow period of the contract. If you haven't seen me type it already, real estate always trends and it trends in every way possible. This too shall pass but while we're still riding this weird wave, let me clarify a few things that might come up while you are under contract. It's May! That time of year when evidence of our precious snowbirds leaving town grows more apparent since I can now make my 5 mile drive to the office in once again record time. It appears the Naples Area Board Of Realtors has catapulted its membership into perhaps the next thing regarding Web 2.0 and real estate marketing! Just today they released a number of new required fields when inputing a listing in our local MLS system. The field most interesting is the "Blogging" field. Three years ago Naples, Florida couldn't buy a positive real estate market article. One thing that never ceases to amaze me is how we connect with our clients or maybe the "thing" that makes them remember us. I have been asked quite a few times recently if my move to John R. Wood Realtors (I've been there just over a year now) was a good one. One big aerial photo of Collier County can be found at www.CollierAprraiser.com This comes in handy when you want to see where particular parcels of property are located and what they're located by.
You can search for Collier County properties a wide variety of ways: Owner Name Address Folio Number Condominium Township-Range-Section You can even do just a basic zoom in/zoom out and pan search if you don't have any other information. They say we're only as good as the service we provide right? One of the features our MLS system delivers is this neat little box that shows up on the front page of our MLS system. It keeps a running total of today's happenings with links where the numbers are. When I click on the numbers it will take me to a page with all of the listings in that group. If you've been selling real estate for more than a minute you've come to realize seller's have different objectives for selling their property. Of course most of them "say they want to sell" when in fact sometimes they just want what they "think" their property is worth. We've read about the battles between those who list properties at good prices and those who take listings because they wanted to "help" their seller blah blah blah...but I gotta hand it to some of these agents....
