If I had to use just one word to describe the 2013 Naples Florida real estate season, I might use the word, "heartbreak" or "challenging". 2013 marks the season where sellers recognized they were once again in the driver's seat and buyers had a difficult if not impossible time finding Naples properties suitable for their objective. Here's a compilation of some of my experiences this season and some points you'll want to know about if you are still considering selling or making a Naples real estate purchase.

There have been a whopping 866 price changes in Naples Florida since March 21, 2011, til today. While some of those oddly enough are price increases, many are the end of season discounts. Now is a great time to see what's still available and a better time to negotiate than any other time during our high selling season. Why? Because now is the time many Naples sellers think they may have lost most of their selling opportunities. These discounts are an attempt to capture an offer before many Naples buyers make their departure from Southwest Florida which begins occurring around April (5 comments)

Naples, Florida buyers are definitely feeling more confident about our Naples, Florida real estate market. So much in fact that my latest buyer purchased his Naples condo without actually seeing it before he closed. Now I must admit, it wasn't a super big deal...ok it was very small for Naples, Florida standards but it isn't the size that counts for this post, it's the confidence.
Once touted as "The Most Overpriced Market On The Planet" or some crazy nonsense like that by some of the national "who cares" media sources, Naples, Florida is seeing quite a bit of activity from our greatest fans. What deems someone (14 comments)

Ever since about 3rd quarter of "05, people considering buying Naples real estate have been sitting and waiting ever so patiently. It was literally as if that little storm we had that October blew all the interest right out of people. What is interesting is last year at this time people who were interested in Naples properties would make inquiries and would peck around but no serious action was taking place. The general consensus was, "We're going to wait til the end of season when prices are lower". End of season came and they all said, we're going to wait til summer's over. The (5 comments)
