Hello Naples Friends! If you remember, I did a Naples inventory update back in November of last year. It's time to check out how each Naples neighborhood performed during the 2017-2018 season! Here we go!
Naples neighborhoods where inventories are UP. Pelican Bay sits at 7. Up 2 since November. Park Shore sits up 1 now at 9. Tiburon up 3 currently sitting at 12. Vanderbilt Beach up 2 sitting at 10. Pelican Marsh up 2 now at 10. Old Naples up 3 sitting at 12. Naples Cay up 5 now at 15. Pine Ridge up 2 with 12 months. Aqualane Shores up 8 now at (7 comments)

Naples real estate inventories should be rising sky high right now but with a 13% drop in new listings compared to last year, some Naples neighborhoods could be gearing up for price increases this year. Here's are the Naples neighborhoods where prices could continue to rise: Pelican Bay - 5 months Royal Harbor - 6 months Park Shore - 8 months Tiburon - 8 months Vanderbilt Beach - 8 months Pelican Marsh - 8 months With an under-supply of inventory, it might be tough negotiating! Hello Naples Friends, The John R. Wood neighborhood snapshot report was just released this week. I'll report on the locations where I work and follow most: Naples neighborhoods with a shortage of supply at this time: Aqualane Shores: 30 Aqualane Shores homes sold during the past year. 19 are currently on the market = 7.6 months of inventory Bay Colony: 2 Bay Colony homes on the market with 3 sold during the past year = 8 months of inventory 42 Bay Colony condos sold during the past 12 months with 27 remaining = 7.71 months of inventory Grey Oaks: 59 Grey Oaks homes sold during the past year. 36 are (2 comments)
pelican marsh: More Foreclosures Coming To Naples?

The short answer to, "is there going to be more foreclosures in Naples"? Is yes. It's normal for there to be some level of distressed properties in our market. In fact, there are currently 159 foreclosures on the market which represents 2.9% of the overall market.
But if you are primarily interested in Naples luxury real estate, I wouldn't get too excited. There are only 2 properties listed over $1,000,000 that are being advertised as foreclosures. That represents .0003% of the total active Naples real estate inventory. One is in Grey Oaks the other is located in Naples Boat Club. (0 comments)

I was contacted yesterday by a correspondent who’s preparing to write a segment on the current Naples real estate market. When she calls I always try to give her accurate, cutting edge information only a few may have already realized. Here’s what I told her:
If last year’s big Naples real estate story was dwindling inventories, this year’s big story will probably be about the turn towards a seller’s market, smaller list price to sales price ratios and higher pricing.

When most people think Cyber Monday, I doubt seriously anybody is wondering what kind of discount they can get on a Naples property by purchasing online today...in fact, I'll bet that most people wouldn't even imagine clicking their way to purchasing a property in most places. Of course, the more tech-savvy the town is, the more house purchasing click-happy buyers are but when many people think, "Naples Florida", we're barely what many would consider tech advanced. A nice selection of Pelican Marsh Naples Florida has experienced some terrific activity lately! It appears the listing inventory in Pelican Marsh as a whole has leveled!
Some areas in Pelican Marsh have already seen leveling and pricing has already started to rise. There are still some Pelican Marsh deals to be had too but a word of caution to Pelican Marsh buyers, if you've been waiting for the best deal...that window may be closing or in the case of some Pelican Marsh locations...that window is already shut.

I've had the luxury of showing a home a few times this season in Bay Laurel at Pelican Marsh I think deserves special recognition. I've sold real estate for 13 years and by now I'll admit, it takes something great to capture my attention. Couple that with the fact that I'm usually not awarded the right to an opinion when I show (because it's not my opinion that counts when buyers are selecting properties to purchase) and well after awhile many houses sort of run together. Bay Laurel at Pelican Marsh is a GREAT subdivision within Pelican Marsh. I like it (2 comments)

I just wanted to take a quick minute to share some of the trends I'm seeing in the Naples Florida real estate market. Price is definitely king right now with a majority of the sales traffic being awarded to the lower ended properties for the first time in a few years. This is actually a sign of a recovering market although sales statistics won't prove that til later. This also means if you are looking in the areas most sought after in the Naples Florida region for example: Old Naples Park Shore Moorings Pelican Bay Pelican Marsh To name a few... you can expect heavy buyer competition. Arielle at Pelican Marsh is a coach home subdivision located in the west central portion of Pelican Marsh. Floor plans start with approximately 1,560 square feet of living area and increase in size to 1,988 square feet. Depending on the floor plan, these homes come with either a one or two-car garage. After previewing a Pelican Marsh home for a customer coming to Naples this weekend, I thought I'd drop by the clubhouse and golf course to see what was going on. Armed with video camera in hand, I was hoping to get some shots of the neighborhood just in case the staff would be nice enough to allow it and guess what...they couldn't have been more accommodating! Everybody was SO nice! So, I took a ride...I've shown and sold properties in Pelican Marsh for years now and feel very in tune with the real estate aspect but I must admit...I'm not a golfer. As my close followers know...I study my website hits constantly. Oh, I am ridiculously addicted to wanting to know who's looking at what page and how they're finding my site, what keywords they're using, which search engines, and how long they're surfing around. I think it is so interesting. It also helps me understand what's on prospective buyers' minds. What's even more interesting is the bits of information I've been able to pick up along the road. You gotta wonder what goes on in the minds of the people we come across. For example, I should be on my 3rd week of hibernation had this years' real estate traffic turned out to be like last years' traffic but no, I'm still really busy with existing and new customers just itching to buy real estate in Naples, Florida. I spent nearly the entire week with clients from Switzerland who have narrowed their sites on a particular waterfront property in the Moorings. Not to mention I tried to juggle the time I had left between a batch of both new and existing customers looking (5 comments)

Anyone spending anytime in real estate learns quickly that everything trends. If one person is looking for a beach front condo...3 more people are contacting me about the same thing. Pelican Bay and Bay Colony is trending hot right now as far as that goes but this post isn't about Where Naples, Florida buyers are purchasing. This post is more about How Naples, Florida buyers are purchasing. It's starting...the calls from people up north who have been hovering over Naples, Florida waiting for prices to change...are calling on listings they saw at excellent prices that are now under contract. I wrote a post last week about how quite a few of the best-priced properties in Pelican Bay had recently gone under contract and I think I need to extend the alert to other areas in and around Naples, Florida. Many of Naples, Florida's best-priced properties in PRIME locations are starting to disappear. Specifically, there was a unit in Arielle at Pelican Marsh listed for $339,000 that just went under contract on January (2 comments)

Remember that movie "Sixteen Candles"? Samantha's grandfather answered her phone late one night...when the caller didn't say anything, he said, "I know you're there...I can hear you breathing". That's the feeling I sometimes get when I see specific hits on my website. Due to the fabulous technology brought to me by Google Analytics, it is now possible to review not only the terms people use to find my website, but those stats also tell me how many pages they looked at...what town they are in, what pages they reviewed, etc. The only thing it doesn't tell me is "who" they are....which at (41 comments)
