real estate: The first thing a Indiana home Buyer should do is get Pre-qualified - 07/09/14 12:31 PM
Call a  Indiana Real Estate Agent then call a lender:
I love my job.  I love working with people and meeting people.  Its wonderful to work with a first time buyer and help them to achieve their goal to own a home.  Handing over the keys at closing to a new buyer is one of the reasons this job is rewarding to me.
When first working with a new buyer it can sometimes take awhile to get them on track.  I get alot of calls with the scenario below.
A buyer calls or emails and wants to go and view a … (2 comments)

real estate: Hud Contracts and the Archaic Way of requiring Wet Signatures. - 06/19/11 12:49 AM
Hud HOmes can be a great buy and alot of buyers take advantage of the opportunities that they afford them but if you have a buyer from out of town it can be next to impossible or at least difficult to complete a purchase.  I just recently had an out of town purchase and accepted offer but it wasn't easy.  The buyer lived 3 hours from the property that he purchased.  The forms had to all be wet signed and HUD doesn't accept any other form of signature, not faxed, scanned or electronic.
It was like going back to the horse … (5 comments)

real estate: Spring in Indiana and the Real Estate Buyers are out! Happy Spring Everyone! - 04/07/11 03:41 AM
Its absolutely gorgeous today. My daffodills are out, crocuses and I'm even seeing little light green buds on some trees.  I'm delighted! Its been a long cold and icy winter in Indiana and I'm feeling the joy of feeling the warmth of the sun and running around without a coat.  Not having to be so wrapped up and carrying all that extra gear, like gloves and such is wonderful.  Can't tell you how many gloves I lost this year.  But if one goes the other should of got lost also.  Its just not right not to have its mate. I have … (1 comments)

real estate: TGIF or does it count in Real Estate. - 10/15/10 02:57 AM
Thank Goodness its Friday just doesn't count in the Real Estate business.  This weekend I have a possible Real Estate listing in Mooresville and will be showing property to a Real Estate Buyer in Avon and Brownsburg.  The phone never stops ringing and the e-mails keep coming from buyers or other Realtors asking questions about my Listings or other listings other Realtors have.  I'm not complaining because I love what I do and it all comes with being a Realtor but my husband when he comes home is done.   I am not.
I have to admit I am a bit envious … (6 comments)

real estate: Home Buyers Remorse and How to help your buyer? - 08/01/10 12:23 AM
My buyer had just put in an offer  on a home and immediately began to show signs of Buyers remorse.  She questioned what she had offered on the house, repairs now and future that may have to be done.  She questioned everything including the location.  I made another appointment for the next day to go out to view the property to calm her nerves before we countered.  She brought her whole family including a relative that had been in the building business.  We looked over the house from top to bottom.  Her relative gave it a thumbs up on the maintenance. … (53 comments)

real estate: Mail in Form To verify Your Home Stead Exemption its with your Spring Taxes - 04/17/10 12:20 PM
Along with my Hendricks County Spring Property tax Bill was a new Form I had never seen.  If you have a Home Stead Exemption on your Real Estate You own and you think your covered, Think again.  Along with the new law that requires investors to pay a higher tax base comes a whole new problem.  Fraud by people that rent out their second home or investors that buy property and rent hoping to make a profit. So we the home steaders that actually do live in our homes are required to file a form saying that we do indeed live … (0 comments)

real estate: Nothing Like relaxing with my guitar and the distant sounds of the spring birds - 04/14/10 08:53 AM
I've been working really hard and to slow down and relax sometimes can be hard.  So I opended the door and pulled out my guitar,.  Music can help you to be quiet and still.  To get your mind off of the seemingly endless to do's you can be doing with Real Estate.  Away vanished the details, the sign I'm trying to design, the buyers that still haven't bought anything but assure me they want that buyers credit.  The short Sale that I'm waiting on offers for and on and on it goes, phones in the morning and appointment tomorrow after noon.  … (3 comments)
