Dallas home sales are strong.  Many neighborhoods have few listings which contributes to our Sellers' Market. Note the months of available inventory in your area of interest. In a balanced market we generally have about 6 months of inventory.  All sectors of Dallas are well below 6 months.  Multiple offers are common for popular homes in all price ranges.
Keep in mind that the statistics below change monthly depending on supply and demand in a specific area or neighborhood.

As a Realtor, it's important to follow local market trends. Statistics in this report show that prices continue to increase in all markets featured below. In North Dallas and Park Cities, days on the market have decreased and inventory has slightly increased providing more of a choice for buyers. Inventory has continued to decrease in all other areas. It is still a Seller's Market in all areas listed below.

There have been 9 sales in the subdivision over the last 6 months, with an average sales price per square foot of $117.72 (up from $108.39 for the prior 6 month period). I feel good about being a Realtor today.
In spite of the pouring rain today, I enjoyed working with my clients as we identified three neighborhoods to watch for their first home purchase.  We also zeroed in on characteristics that are now labeled as their "glass balls" (those features they are not willing to compromise).
A Dallas Realtor representing the Seller on one of my transactions, worked tirelessly, in good faith, to negotiate the final terms of a sale, with my Buyer.

As Realtors, we must understand the importance of listening to our clients.  Through listening, we learn about our clients' wants and needs.
Keys to effective listening:
•·         Create a comfortable atmosphere for the client
•·         Use a positive tone of voice
•·         Listen to the tone of voice the client is using
•·         Stay focused on what the client is telling you
•·         Be attentive: verbally and non verbally
•·         Ask the client to clarify a point when necessary

As listing agents, our #1 goal should be to make our Seller, and all of his/her friends and relatives, customers for life.  Our #2 goal is to sell their property.

Due to the rising cost of gas, I am finding that many of my clients are buying homes close to downtown Dallas.  They want an easy commute to work and easy access to the cultural events that Dallas has to offer.  Money saved on gas consumption fuels their weekly entertainment budget.
As a Realtor, I am well aware of how many times I fill my tank with gas during the week.  In the past weeks, I have given referrals to Realtors in other parts of the Metroplex.  This makes more sense than spending money on gas to show houses that are 50 … (9 comments)
