The Dallas real estate market continues to be a Sellers' Market.  Inventory remains low in most areas of Dallas. Low inventory has been a factor in the decreased number of home sales in some neighborhoods. The Dallas real estate market is local, down to the specific neighborhood or street within a neighborhood.
Low inventory continues to impact the number of listings that receive multiple offers. Sellers should discuss multiple offers with their Realtor prior to putting their home on the market. Dallas home sales activity remains strong.  Active inventory is low in all areas of Dallas.  In many neighborhoods, the number of sales has dropped due to the lack of  homes on the market.   As we finish the month of April, Dallas remains a strong Sellers' Market, with many Sellers receiving multiple offers. It is wise to see homes in top condition, with "location, location, location, as soon as they come on the market.  Buyers need to be preapproved with their lender of choice, be prepared to make a decision to submit an offer, or continue looking at other properties. Dallas home sales activity remained strong throughout the month of October 2013. Inventory is low, days on the market are down, and average sales prices are increasing.   Dallas remains a strong Sellers' Market.
The Dallas real estate market is local down to the street within a specific neighborhood. Some neighborhoods have little or no inventory, while others have seen a slight increse in inventory. In some micro markets,  buyers are encountering multiple offer situations.
