When I began selling homes in the Emory and Decatur neighborhoods back in the early 1980’s, it was a rather settled and somewhat stodgy environment.
1930’s – 1940’sFamilies had moved to the area in the late 1930’s or 1940’s when much of the area was developed.  Smaller bungalow style homes were created in neighborhoods like Emory Grove, Great Lakes, and Glendale Estates.

The Atlanta real estate industry is finally beginning to see signs of recovery.  In fact, the National Association of Realtors announced that the real estate market overall made a “robust” recovery in 2013. This may be the best time to own residential Rental Property.

 
Our local multiple listing service, FMLS, indicated that properties sold in the Emory area and the City of Decatur increased by 60% from 2012 to 2013; that properties were selling closer to list price; and were on the market about 30 days less than in 2012.

After a lackluster four years, home values in the Emory University area are finally going back up.  While home prices in the Druid Hills and Fernbank School District are not yet in the pre-2008 selling range, they are getting better!
Sellers who anticipate selling this Spring or Summer can improve the length of time the property stays on the market and  obtain a higher sales price by preparing early. Give yourself plenty of time to get things in the best possible condition.

Construction for a new retail and mixed-use development called Emory Point has been developing during the past year along Clifton Road near Emory University, and its opening has been anxiously anticipated.


Emory Point is now open and features an attractive main street with shops like Strippaggio, carrying artisan oils, vinegars & specialty foods, Fab'rik, and Lizard Thicket, as well as popular local restaurants like Bonefish Grill and Marlowes Tavern.

Our economy is still fragile and home sales are up only slightly.  Until the job market and the building industry improve considerably and foreclosures and short sales ebb, home prices will not go up.

Emory University and the Emory Medical Center are among the highest employers in DeKalb County.  Professors, faculty, residents, doctors, nurses, and staff  live in the surrounding 3-5 square miles, generally designated as the Emory Area.
This area encompasses parts of Atlanta along Briarcliff Road and North Decatur Road, nearby Decatur and  the  City of Decatur.  All of these neighborhoods are in unincorporated DeKalb County where the property taxes are lower, except those located in the City of Decatur, where both City taxes and Dekalb county taxes are required.

History - Decatur Real Estate
Decatur real estate in this part of  DeKalb County sold in 1822 for 10 cents an acre.  The following year, Decatur was named the County Seat and the area began developing. Leafmore Hills and the surrounding area was once a rural farming community with few homes and no  4-lane highways.  Dairy farms dotted the landscape and Clairmont Road, now a major artery, was part of an Indian trail.  There were no shopping centers, grocery stores, or restaurants, just small crop farms and cows!
