furniture placement: Sectional Furniture - Dealing With The Elephant In The Room - 04/06/14 09:59 PM
As a New Hampshire Home Stager I'm faced with a lot of furniture issues.  Whether it's too big, the wrong style, dated or damaged....sometimes the sellers are not in a position to remove their furniture from the home and we need to make the best of it.
The "elephant in the room" that I'm most often dealing with is sectional furniture.
It may be comfortable and convenient for living, but it can make staging a home for sale very difficult.  Usually the sectional furniture is far too big for the room.  It makes the room appear smaller and restricts traffic flow.  It … (45 comments)

furniture placement: Create A Positive First Impression For Every Room In Your House - 03/16/14 08:48 PM
As a professional Home Stager in New Hampshire, I advise my clients that potential buyers will form an opinion of their home within 10 seconds of entering the front door.  A buyer's initial reaction, be it positive or negative, is carried with them as they tour the home.
First impression, through the door, can be a very powerful thing.  The same holds true when entering individual rooms in a house.
When preparing your home for sale make sure to stand outside each room and make note of the view from the doorway.  What's the first thing people see as they look in the … (34 comments)

furniture placement: New Hampshire Home Staging Tip - Make Furniture Placement a Priority - 08/08/13 09:04 PM
New Hampshire Home Staging Tip - Make Furniture Placement a Priority
Selling your home requires strategic marketing.  Price, Preparation and Presentation are key to a fast sale. One very important element of presentation that is often overlooked during preparation is furniture placement.

Too much furniture makes a room feel crowded and appear smaller than it actually is.
Not enough furniture and a room feels cold.

If a room is not clearly defined for both space and function it causes uncertainty in the minds of buyers.  Most buyers can't visualize so they take each room at face value....what they see is what they get. Don't expect a … (23 comments)

furniture placement: Home Staging Question: Does Visual Appeal Trump Functionality? - 07/21/13 08:58 PM
My latest Home Staging consult was at a beautiful home which will be going on the market in the next couple weeks for over $900,000.  The living room has outlets in the floor to allow furniture placement away from the walls and it reminded me of a post I wrote several years ago asking the question:
"Do you place a prop in a location where it actually cannot be used?"

Example 1:   Placing living room furniture in the middle of the room when there are no outlets in the floor.  Do you stage the room with lamps having no access to … (51 comments)

furniture placement: "Location, Location, Location" Refers To More Than Just The Address - 08/16/12 10:15 PM
"Location, Location, Location" Refers To More Than Just The Address

It's the real estate mantra...."Location!  Location!  Location!"  As a professional Home Stager in New Hampshire I've had clients at both ends of the spectrum.....from ocean front to landfill directly behind.
Location does matter. Here's something to consider if you're planning on listing your New Hampshire house for sale.  Location isn't just about the property address.  Location of furniture is also very important!
Furniture placement can make or break a home sale.  Sure, some buyers can see past the furniture, but it's only about 10% of them.  The other 90% of potential buyers can't visualize.
If a … (84 comments)

furniture placement: New Hampshire Home Staging Advice: Rearrange Your Furniture And Your Attitude - 07/01/11 01:30 AM
New Hampshire Home Staging Advice:  You could be sporting a SOLD sign much sooner if you do a little rearranging prior to listing your house for sale.
The first step to a fast sale is adjusting your attitude...it's not about YOU, it's all about potential buyers and what they want.
Next, take a good look at your furniture.  How large or small a room appears will depend on the amount of furniture in the room and how it is arranged.  Furniture placement could be the deciding factor for a potential buyer.
Home owners place their furniture according to their personal lifestyle...what is convenient and … (29 comments)

furniture placement: Consult With A Stager For Furniture Placement That Is Appealing To Buyers - 04/26/11 05:37 AM
If you are preparing your home for sale and having a hard time with furniture placement, you can bet it will also be an issue for potential buyers.   Buyers won't take the time to figure out a confusing layout so it's best if you resolve the problem prior to listing and present an attractive floor plan.
Consult with a staging professional for furniture placement that is appealing to buyers.
After years of living in their home, many sellers can't visualize their furniture any way other than how they have it.  Most furniture is placed for comfort and convenience, based on the owners' needs.  When selling, furniture … (31 comments)

furniture placement: Are Home Buyers REALLY Influenced By The Placement of My Furniture? - 01/28/11 06:59 AM
At a recent home staging consult, I was asked if home buyers really are influenced by the placement of furniture when they look at houses.
Yes, furniture placement does influence buyers...when they search MLS photos and when they go to a showing.
Something most sellers don't take seriously is the importance of furniture placement.  How your furniture is arranged could be the deciding factor as to whether a potential buyer chooses your house or chooses another house nearby.
Sellers get used to their furniture a certain way based on their lifestyle and needs.  What's convenient and comfortable for the sellers is not usually what's going to be the most appealing to potential buyers.
The arrangement and the amount of … (42 comments)

furniture placement: Moving The Furniture Could Mean Moving Out Sooner - 12/29/08 05:59 AM
How your furniture is arranged could be the deciding factor as to whether a potential buyer chooses your house or another house nearby.  How large or small a room looks can depend on the arrangement, and the amount, of furniture in the room.
Something many sellers don't think about is the importance of furniture placement.

Sellers get used to their furniture a certain way based on their lifestyle and what is appealing to and convenient for them.
Many times the style is dated or overpowering and sends the wrong message to potential buyers.
This master bedroom had several things working against it.  Although this is a large room, it is perceived as crowded due to … (6 comments)

furniture placement: Home Staging 101...The Big Furniture Goes In The Bigger Room - 11/25/08 12:22 PM
If you are preparing your home for sale and are having trouble with furniture placement, the answer may be in switching the furniture from one room to another.  After many years of living with a certain furniture arrangement, many sellers can't visualize it any other way.
Most furniture is placed for comfort and convenience, based on the owners' needs.  When selling, furniture placement should be used to appeal to potential buyers... showing space and function.
This is where professional home staging becomes very important.
I admit, when I first entered this home, it didn't come to me right away, and at first I attempted to make the furniture work where I … (20 comments)

furniture placement: Daycare Dining Room, Eat-In Living Room...Home Staging Defines Room Function - 05/12/08 04:34 AM
Today's buyers want move-in ready.  They have no time to try and figure out furniture placement.  Each room must be clearly defined and the furniture must be arranged to show space and function.
If buyers have to try and figure out where their furniture is going to go or if it will even fit, they move on to the next house.
This beautiful home in Rye, NH was a pleasure to work on.  It is a great example of the dramatic results that are possible using only the home owner's furnishings and accessories.
Other than some fresh paint and a couple of new light fixtures, nothing … (16 comments)
