Selling a house when you have pets is no easy task.
Much like children, pets make the chore of maintaining a "show ready" appearance all the more challenging.
Once you have your house prepared and ready to show, it's important that your pets don't distract from the postive features you have worked so hard to present to potential buyers.
Whenever possible pets shouldn't be left in your home during showings.
Unless your dog is very convincing disguised as a lamp...
it's best if he's not present.
It's not fair to potential buyers who may have allergies or a fear and/or dislike of dogs.

That's the thing about first impressions....they stick. You know the saying, "you don't get a second chance at a first impression".  It's true and it's something more sellers should take seriously.
As a Home Stager I stress to all my clients the importance of having your home 100% SHOW READY prior to listing it.

I recently received a call from a woman who wanted more information on home staging. Her home had been on the market for 3 months with very little interest. Her agent suggested "decluttering" but didn't provide any specifics on what should be done.
When she asked her agent for more advice she got generalities.....
"remove all the little stuff"   and   "remove the family photos"
Her agent meant well and in theory it was good advice.
Unfortunately, telling a seller to declutter is like telling a seller to clean the house.  A seller's idea of clean could be a buyer's idea of filthy.

My last post   "The Eyes Have It..."  was about the importance of quality MLS pictures.  In a comment by Rebecca Cree I was asked this question:
"Any advice on actually taking the after shots specifically regarding lighting and angle? "
Great question, Rebecca!
 I believe professional photography is the best option.  If you are going to take your own photos, take your time, prepare the room prior to shooting, and shoot the room from different angles.  The best shot may not be from standing in the doorway.  Many times I stand outside and shoot rooms through an open window. … (52 comments)

I reviewed my files this week and checked the MLS to follow up on past New Hampshire Home Staging clients.  There were some pleasant surprises...a couple of houses selling within days of their consult - for OVER listing price!
 There was one surprise, that I could use some help understanding.  
Here are the details:
1.  The house was originally listed in July, 2010 for $799,900.

OK, not every house will sell if you paint it purple, but....
if 80% of all buyers in your area were buying purple houses it would make sense to prepare your house accordingly!
