1) If you have heavy drapery or valances take them down. This isn't the look that buyers want right now plus they over power the room and hide the windows.
Even drapery panels that cover the window in anyway should be taken down. At the very minimum, extend the rod out past the trim so the entire drapery panel hangs outside the windows themselves.
In the picture below my recommendation would be to take the panels down (3 comments)

Yes it is in demand! From the 55+ market to young families, more and more people are looking to one level living for ease. It's not for everyone. In our area many of the one level living homes have one bedroom on the main level plus will have a full lower level with one to three bedrooms. This may not work for a family with infants or young children as parents will want the kiddo's bedrooms on the same floor theirs. It seems as though it is either a love or hate response when I ask that question to my design clients. The #1 reason people tend to not like them is "My mess will be out in the open for everyone to see." Or...."I will have to keep them neat all the time and that will be too much work." I get that, I totally understand that response. I have seen some kitchens with all opening shelving and I think "where do they hide their mess?" as everyone has at least one junky area in a kitchen that needs to be hidden! But my (9 comments)

Step back and look at your fireplace objectively. Is it dated? In rooms that have fireplaces, the fireplace is normally the focal point of the room so ask yourself "Is my fireplace a good focal point?" If your fireplace has dated brick paint it....please! I know it is scary. I know you may like it the way it is and if you aren't selling then great....keep the dated brick. But if you are selling, or if you want to update the look of your home, PAINT IT! It makes such a difference to the overall look of your fireplace and your room. (29 comments)

Well the great thing about area rug rules is that you can break them! Really, it does come down to personal preference for both size and style but I want to address some common size options that you have. Although it is personal preference, I do believe there are times when a room can look odd if the area rug is placed wrong or if it isn't the correct size. The farmhouse style home is all the rage right now, made famous by Chip and Joanna on HGTV's show 'Fixer Upper'. I just had the opportunity to design a farmhouse style house from the blueprints up, and then stage it. What a fun experience and may I say I want this house! It has elements of rustic but with modern and chic mixed in. A warm and cozy home for sure. I want to share the photos with you so if you also are a huge fan of 'Fixer Upper' like I am, you may enjoy these.

Yes it happens, buyers pull up in a driveway and don't even go inside. They don't like the looks of what they see. You want to make your buyer is excited to get out of the car! Most importantly, you don't want the buyer discounting the price before they even get in the door. There are inexpensive things you can do to make this happen. Likewise there are moderate priced and expensive things. Depending on where you are on the listing price spectrum you may need to layout some cash for the expensive items. On my last post I gave a list of some Inexpensive Curb Appeal Tips. There are some improvements that you will need to make to your home, whether living or staying that will have huge impact and still be reasonable. 1) Replace Exterior Light Fixtures: If the fixtures are tarnished, faded or bright brass it is time to replace them. You may even consider increasing the size of the fixture. All too often I see very small tiny light fixtures on large homes. Make a statement!!

Yes....a great way to end the year with a vacant home staging job directly from Active Rain. A Realtor in Minneapolis found me on Active Rain and emailed me through Active Rain asking me to take a look at his listing. A 2 bedroom condo in Minneapolis that had been on the market 4 months with only 8 showings, no second showings and not a single offer. I took a look at the online photos and it told me alot. It was vacant except for the dining room so it was underwhelming to get a prospective buyer to make an appointment (9 comments)
At the end of each year I like to look back and think about the projects I have worked on. I had some that were great, some that were easy, some that were tough and of course I had my favorite and memorable projects. At the completion of each project I always have so much fun that I think it is my favorite project but upon reflection there are three that really stood out for me in 2012.
