Here are some Home Staging Statistics you will love, just in time for Valentines Day!
 
In the most recent study of  634 homes (both vacant and occupied), done by the Real Estate Staging Association, they found that:
Un-staged homes spent an average of 107 days on the market. After staging, these homes sold on average in 25 days. Homeowners had their home on the market an average of 132 days before calling a Home Stager. Homes that were staged prior to going on the market sold on average in 18 days. Homes that were staged first, spent 86% less time on market.

 You may never have thought of this but when you go to sell your home you should. This is the first way a potential buyer will see your home.....through the eye of a camera lens.
 
That MLS photo is small yet it is capturing an entire room. What will the buyer see in that photo?
 
Will they see your things? Their eyes going to the tops of cabinets where they don't need to be.
 
 
 
Or will the buyer's eyes focus in on your beautiful granite?

I'm sitting in a Parade of Homes model, not as an agent to try sell it but just hanging out as my photographer takes photos of my staging work. As I sit here I have time to actually look around and take in things that I normally wouldn't see as I am flying around putting beds together and staging the home.

Many times when I am in a client's home I notice a few things about the dining room. One of those things is the height that their light fixture is hung above the table. Most of the time it is too high.  In the photo to the right I feel the light is too high but it also is too large for the table.
 
I think many times what happens is when people are moving in or out they clip the light fixture up so they won't hit their heads when the table is gone and then it never gets lowered again. … (7 comments)

If you are building or remodeling a home, there is a chance that you may have come across these abbreviated letters. But many of my clients just starting the process get a blank look when I say "Have you considered LVT?"
 
LVT stands for Luxury Vinyl Tile. When I mention the word vinyl I sometimes see a horrified look on my client's faces with flash backs to the large linoleum rolls of flooring from the 60s. That is NOT what I am talking about.

It seems as though it is either a love or hate response when I ask that question to my design clients.
The #1 reason people tend to not like them is "My mess will be out in the open for everyone to see." Or...."I will have to keep them neat all the time and that will be too much work."
I get that, I totally understand that response. I have seen some kitchens with all opening shelving and I think "where do they hide their mess?" as everyone has at least one junky area in a kitchen that needs to be hidden!

Step back and look at your fireplace objectively. Is it dated? In rooms that have fireplaces, the fireplace is normally the focal point of the room so ask yourself "Is my fireplace a good focal point?"
If your fireplace has dated brick paint it....please! I know it is scary.
I know you may like it the way it is and if you aren't selling then great....keep the dated brick. But if you are selling, or if you want to update the look of your home, PAINT IT!

The farmhouse style home is all the rage right now, made famous by Chip and Joanna on HGTV's show 'Fixer Upper'.
I just had the opportunity to design a farmhouse style house from the blueprints up, and then stage it. What a fun experience and may I say I want this house!
It has elements of rustic but with modern and chic mixed in. A warm and cozy home for sure. I want to share the photos with you so if you also are a huge fan of 'Fixer Upper' like I am,  you may enjoy these.

If you are thinking about remodeling or renovating be sure you take the time to think about what is relevant now. Here is a perfect example....
 
This past summer I updated my kitchen and my last post "New Year. New Face" showed the before and after photos. I am so glad I did the kitchen! 
One of the things that was in the kitchen was a built-in desk.

Yes it happens, buyers pull up in a driveway and don't even go inside. They don't like the looks of what they see.
You want to make your buyer is excited to get out of the car!
Most importantly, you don't want the buyer discounting the price before they even get in the door.

On my last post I gave a list of some Inexpensive Curb Appeal Tips. There are some improvements that you will need to make to your home, whether living or staying that will have huge impact and still be reasonable.
1) Replace Exterior Light Fixtures: If the fixtures are tarnished, faded or bright brass it is time to replace them. You may even consider increasing the size of the fixture. All too often I see very small tiny light fixtures on large homes. Make a statement!!

Yes....a great way to end the year with a vacant home staging job directly from Active Rain.
A Realtor in Minneapolis found me on Active Rain and emailed me through Active Rain asking me to take a look at his listing. A 2 bedroom condo in Minneapolis that had been on the market 4 months with only 8 showings, no second showings and not a single offer.
