FORECLOSUREIn a foreclosure the home will have to go through an REO process if it does not sell at auction.  In most cases this will result in a lower sales price and a longer time to sell in a declining market.  This will result in a higher possible Deficiency Judgement.

SUCCESSFUL SHORT SALEIn a properly managed short sale, the home is sold at a price that should be close to market value, and in almost all cases will be better than an REO sale resulting in a lower deficiency.
Credit Score
FORECLOSUREScore may be lowered anywhere from 250 to more than 300 points.  Typically will affect a credit score for more than 3 years.
vs.
SUCCESSFUL SHORT SALEOnly late payment on credit will show, and after sale, mortgage is normally reported as 'paid as agreed', 'paid as negotiated', or 'settled'. This can lower the score as little as 50 points if all other payments are being made.  A short sale's effect can be as brief as 12-18 months.
Credit History
FORECLOSUREForeclosure will remain as public record permanantly, and on a person's credit for 10 years or more.
vs.SUCCESSFUL SHORT SALEA short sale is not reported on a credit history.  There is no specific reporting item for 'short sale', the loan is typically reported as 'paid in full', 'settled'.

      <title>How Do I Get More BPOs??</title>
      <description>Does anyone have any insight on how I can obtain more BPO work?  I am currently doing BPOs for Lighthouse Real Estate Corp, however, they pay the minimal $25 for exterior and interior.  I have registered for Clear Capital, Freddie Mac, Safeguard, Reotrans, etc but don't seem to get any work from them.
Is it unusual to call the BPO companies??
If anyone has any advice, I would so appreciate it!!!!  Thanks!</description>

      <title>Jupiter, FL - Fun, fun, fun When we're living in the USA!  </title>
      <description>As I returned home yesterday from my morning walk amidst the joggers, dog walkers and folks taking in the greenery Florida is so well known for, I couldn't help but think to myself "how lucky am I to live in this magnificent tropical paradise with its lush landscapes &amp;amp; red &amp;amp; purple skyscapes"!  I always tell my customers that they will never be at a loss for something to do when moving to the Palm Beaches!  Of course the warm blue waters and white sandy beaches most definitely speak for themselves, but the wonderful winter weather lends itself to so many choices for fun in the sun!  In Jupiter, FL some festivities include ArtiGras located at Abacoa Town Center just off I95 Donald Ross West, where artists from all over the globe gather to show their wares, major league baseball spring training begins in March at Roger Dean Stadium where the St. Louis Cardinals and the Florida Marlins practice for their perfect big league games, and of course I cannot forget "Sunfest" May 1-4, Florida's largest  music, art &amp;amp; waterfront festival  on Flagler Drive in West Palm Beach!If you love the outdoors and water sports Florida has to offer catch a fishing boat right off Jetty's boat ramp and while your there grab a bite at Jetty's restaurant or the Crab House next door and enjoy great food and atmosphere! Enjoy public fishing at Burt Reynolds Park/Boat Ramps 800 &amp;amp; 801 N. U.S. Highway 1 in Jupiter or DuBois Park (one of my personal favorites) at 19075 DuBois Road, Jupiter.  If history is your thing, check out the Jupiter Inlet and peruse the famous Jupiter Light House Museum.  One thing I can definitely say I LOVE about Florida is all the fun in the sun available at your fingertips.  Don't want to stick around? Take a long weekend and never leave the State.  Venture off to Disney or Bush Gardens on the West Coast of Florida, go Antiquing in Mt. Dora Florida's highest point or for a Europeon flair head south to Fort Lauderdale's Las Olas Blvd at the beach!       <title>You Don't have to LOSE your home!</title>
      <description>In today's volatile real estate market many home owners are finding themselves in the precarious position where their monthly mortgage payment has doubled or even tripled due to adjustable rate mortgages that have adjusted up while the real estate market has adjusted down.  The common answer to their problem (in their mind anyway) is to put their home on the market at the amount of money they owe the bank, which is much higher than this market can sustain. In this challenging market where any hope of selling homes is mainly driven by price, their homes sit on the market over priced while they continue to fall behind on their mortgage and eventually go into foreclosure and decide to "walk away" because it's easier.  This does not have to be the case.  "Short Sales" have become common place in this upside down real estate world of late.  A short sale is when a seller sells their home to a buyer for less than what they owe the lender.  The lender accepts the payment at the deficient amount.  It's a viable way of hurting your credit way less than you would hurt it should you foreclose.  Foreclosure is a 10 year death sentence on your credit while a short sale is more like 2 year negative.  It's the difference between your credit score going down 150 points for 2 years or 400 points for 10 years.  The worst place you could go to research short sales is probably the internet because who reports on all the negative about short sales but the news.  Isn't this the same media who has kept headlines in the "red" regarding real estate.  Selling through the short sale process is best done by a knowledgeable real estate professional.  The lenders have become our friends.  They get easier to deal with everyday...lenders are not in the business of taking back homes so any money is better than none.  While not all lenders are ready to accept the short sale, it is becoming more and more acceptable everyday.  The key is to choose the real estate professional who understands the process.I am a Certified Distressed Property Expert (CDPE).  If you are one of those people in this stressful situation, don't hide out.  In the current real estate climate if you are in foreclosure or close to it, it's not because you are a bad person.  It's most likely because you received a bad mortgage.  In some cases investors might even buy your home and keep you in as a tenant. &lt;img src="https://activerain.com/image_store/uploads/4/2/1/6/0/ar120702027406124.jpg"&gt;&lt;img src="https://activerain.com/image_store/uploads/5/3/4/5/9/ar120702048795435.jpg"&gt;&lt;img src="https://activerain.com/image_store/uploads/6/5/7/1/8/ar120702052981756.jpg"&gt;For more information on listing your home as a short sale, please call Sharyn Krim, Keller Williams Realty 561-801-3343 or feel free to email me at Sharyn@skrim.com  and I'll answer your real estate questions.  I leave the legal questions and tax questions to those professionals or http://www.irs.gov/</description>

      <title>ADVENTURES IN JUPITER FLORIDA -  PART I</title>
      <description>It's about 9:46 PM and as I sit here contemplating each sentence I thought this would be a great time to give Jupiter, FL it's just desserts.  What a magical paradise.  It's not often we stop and smell the roses.  What better an opportunity to work and play all at the same time as I start on my latest adventures in Jupiter, Florida. For those of you who don't know about Jupiter, it's time you learned and visited Palm Beach County's northern most city located in what most Florida folks refer to as North Palm Beach County.I started my journey at the Jupiter Chamber of Commerce located in Jupiter's popular Burt Reynolds Park. The city is constantly under improvement as I noticed today that they're adding charming covered picnic areas and building more parking for our residents and visitors. This quaint little building on US 1 holds a variety of information all reminding me of just why I moved to this hidden gem. As I viewed all of the brochures and publications I learned more about the many attractions Jupiter has to offer.  Under culture you'll find the Maltz Jupiter Theatre. This 550 seat non profit theatre offers comedy, dance, music and a variety of other entertainment and is open all year. I walked the marina and eyed the snook, wahoo and needle fish through the clear waters of Jupiter Inlet.  One of my favorite places in Jupiter that I visited today is Dubois park. Nestled behind a quiet cove off the beaten path of A1A lies a charming beach park where children play and the waters are a shallow clear blue.  Parents &amp;amp; kids gather for romps in the sand.  They sun in water tubes and lounge ...on sand bars on pleasant summer days. This is almost 19 acres of beautiful nature with 1200 feet of beach frontage.  The beach pavilion is often reserved for group entertainment and the picnic areas are equipped with grills for family fun.  Dubois park is the home of Dubois Pioneer Home just one of the many historical places that can be found in Jupiter. We also eyed the Jupiter Light House another historical detail offered in this sunny city.To round my fabulous day trip out I enjoyed a super lunch at Schooners. A casual atmosphere, with fresh fish caught locally each day and hand selected.  Imagine having all of this; parks, golf, beaches, inlets, museums, theatres and and just plain history all under your nose.  Who wouldn't want to live in this tropical treasure trove. What a scene! Oh, and don't let me forget my best adventure yet when I almost camped out at this lovely place I call home.  My 3" heel became stuck in the slats on the dock at Jupiter Inlet &amp;amp; Marina. Before I knew it my body was lurching forward but apparantly my feet weren't.       <title>Getting the Price Reduction-Pricing is the key</title>
      <description>Recently I received several price reductions on listings that had been sitting for way too long.  Once I reduced to reasonable prices (which in the Florida market is below market, whatever that is) I received 2 contracts in one day!  These are the times when our faith, tenacity and determination are tested!  As we march on hopefully we are taking the time to re-train, get back to basics and prepare our businesses to take them to the next level.  In my almost 15 years of Real Estate I've learned to communicate openly and effectively with customers.  Those who don't want to face the changing real estate times are told in my most professional manner that they will wait and as prices continue to go down they will continue to wait.  When I go on my listing appointments, I find tactful ways of telling sellers that price is the most important factor in getting their home sold and while my marketing is strong, if the price is too high, no amount of marketing will get their property sold if the price is not right.  I recently cut out an article from a new publication that arrived at my home talking about just that.  I now take copies of that article with me on my appointments.  I have found that when you are truthful, forthright and have conviction your customers (not unlike your children), will eventually follow.  Don't be afraid to get the price reduction.  It's not the agent that needs to sell the house; it's the seller.  Many own 2 or more homes with mortgages and can't afford to hold on.   They are simply in denial and need to be hit between the eyes with the most compassion you can muster.  Those who don't want to listen, don't really want a professional handling their real estate affairs.  Depending on the customer I either keep them in the contract and keep in touch monthly or tell them I'm not the agent for them.  I don't simply list real estate, I sell it.  After all, the truth will set us free!&lt;img src="https://activerain.com/image_store/uploads/3/1/8/6/9/ar118453182896813.jpg"&gt;&lt;img src="https://activerain.com/image_store/uploads/9/0/5/3/3/ar118453231533509.jpg"&gt;</description>

      <title>Technology Challenges</title>
      <description>Last night I came home and thought I would get comfy on my living room couch and blog.  So I logged in to AR and wrote a very positive blog.  When I went to post my best blog to date ;-), BOOM my internet went down.  I was bummed!  All my creative efforts for this particular night went out the window.  I wonder what we did before cell phones, email on our phones, computerized MLS, faxes, scanners and all of the technology that we now can't seem to live without.My mood is actually altered when my internet is down.  I literally feel like I'm out of business!       <description>So here I sit on AR.  Each day I come and I find myself reading other's blogs trying to figure out what to write about.  I mean I know it's all about just letting your thoughts take you, but sometimes I just want to sit here and write about nonsense and sometimes I want to write positive things when I'm not really feeling positive at all.Here's the deal, I feel like I'm in a dark tunnel with a blinders on trying to find my way around.  I think in pictures so that really is the only way to describe it.  I read all of your great blogs, but I just don't feel quite like I'm catching on.How's this one??  I figure this is a safe place to screw it up (LOL)!  Don't be afraid to comment...after all, I'm a Realtor I can take it ;-)</description>

      <description>What's that saying: "what goes up must come down"...Well the opposite is also true...I  don't know about the rest of the country, but speaking for myself I have remained optimistic about the Real Estate industry.  In our business or any sales industry fueled by commission, we all must not only consistently keep our data bases updated and well oiled, but also our attitudes.  Whether it means watching a light movie, reciting positive mantras, or smiling; it's imperative that we remain united and keep plowing forward towards a common goal!  I have been watching the mulitple listing service in Port St. Lucie and Jupiter, Florida and inventory is moving!  The key is clear and concise communication with sellers and buyers.  Buyers are ready to hear IT'S A BUYER'S market...and sellers have to hear the same thing. New &amp;amp; more innovative marketing strategies are called for as well as corrective pricing and most if all honesty!  Before you throw in the towel...get creative, approach the market from a different prospective...a positive attitude is contagious.  I've been in the business for almost 15 years and before the fat days of 2001 to 2005 I was a negotiator!  That's what fuels my passion for the business.  I hope it fuels yours!</description>
