Wow, the response was so overwhelming to my last post about Washington County Maryland Foreclosures, it dawned on me that I needed to do the same thing for Frederick County Maryland Foreclosures. Like with Washington County, Frederick County has a relatively low number of Foreclosures. But they are out there, and obviously you want to find them! md: What's Happening in the Boonsboro Maryland real estate market? - 02/25/13 10:45 PM
For those who aren't familiar with Boonsboro, it is an amazing little town.  Before we sold our old house, Boonsboro was our closest "town" i.e. place to pick up take-out and groceries.  I loved the Boonsboro Produce Market and was devastated when it closed.  Maybe it was the small aisles, the ice cream selection (Black raspberry and chocolate marshmallow), or the fact that I could point to a steak and tell the butcher "I want THAT one" and he'd wrap it up all nice and snug in paper, well I just adored that place.  Ah, the memories.

md: Oooppps, BOA walks back the "memo heard 'round the world" - 02/22/13 11:45 AM
We knew it would happen.  I really didn't figure it would be so fast, but they probably did it to stop every agent, broker, Local Associations, State Assocations, etc. from call them yelling about it.
Three days after the memo went out that caused shockwaves with every agent that does short sale transactions, BOA realized their error of their ways and released an update.  See my post on their accouncement and the impacts it could have had on short sale transactions.
The retraction reads as follows:

md: BOA Short Sale Department said WHAT? - 02/12/13 01:45 AM
Yesterday Bank of America  sent out a memo to short sale agents that was in one word, SURPRISING.  Among several things they were "suggesting" or dictating, the head slapper was that an agent must "Ensure the listing status is current and active on the MLS until a short sale approval letter is issued."  So until BOA issues a short sale approval, they want the property "Active" in the MLS.  What does this mean exactly?
Well chaos.
Am I being overly dramatic?  Yes and no.
For buyers this means that you will still be getting listings marked as "Active" when really there … (0 comments)

md: Middletown Maryland real estate market update - 09/15/12 10:18 AM
Middletown Maryland real estate market update for year-to-date 2012.
In August we saw 46 active listings, 18 under contract (39%), and 11 solds (24%).  Comparing August to July we saw more active properites in August, more pending listings in July, but the same number of sold listings for both months. 
The August 2012 Middletown Maryland real estate market update numbers are an improvement over August 2011 numbers where we saw 64 active listings, 22 under contract (34%), and only 3 solds (4.7%).
