Here are some statistic comparisons for 2012 to 2013. Median sales price is the price at which 1/2 of all sales were above and 1/2 of sales were below the number. Many factors can affect that number such as larger than normal closing of high end or low end properties that may occur when a new subdivision or condo completes sales in a short amount of time.
