sheila newton team: Who Pays The Commission On A Short Sale? - 01/05/12 01:14 PM
Who Pays My Agent When I Short Sell My Home?
Because a short sale usually comes about in a financially trying time, the standard realty fees can be a concern. But the homeowner need not worry about the financial strain of short selling his or her home. When the lender agrees to the short sale, the real estate agent begins to market the home to potential buyers. At this point, the homeowner is only required to allow potential buyers view the home. There is no cost to the homeowner. When the home is sold, the commissions are paid from the … (3 comments)

sheila newton team: Ahhh Friday Is Finally Here! - 12/09/11 03:42 PM
Ahh, Friday...the end of the work week and start of the weekend...there's nothing like a Friday to look forward to throughout the week...nothing that feels so sweet in coming--knowing that when you have conducted that last piece of business on Friday afternoon, it is downhill to Friday night and into Saturday and the weekend. Now, I have not always had the luxury of taking weekends off like this, and when you work weekends, Fridays don't look or feel the same. But, after two decades of time invested, I have a team of REALTORS who do work weekends, so I am fortunate … (7 comments)

sheila newton team: RE/MAX Report: Octobers Sales Follow Seasonal Trend - 11/23/11 03:02 PM
October home sales were 9 percent above sales in October of last year, according to The October 2011 RE/MAX National Housing Report, a survey of housing data from 53 metropolitan areas. As the market settles in for the winter, an expected monthly decline in home sales from September to October registered 9.8 percent. However, October is the fourth consecutive month to show a year-over-year sales increase. With a foreclosure inventory that has been falling for several months, the resulting overall housing inventory dropped for the 16th-straight month, according to the survey. Accompanying the ongoing reduction of inventory was a further correction … (3 comments)

sheila newton team: What Is Negotiable When Buying A Home? - 11/13/11 01:53 PM
Everything is negotiable when buying a house. For some reason, most buyers either don't believe it or don't like it. Here's a partial list of what's negotiable when you buy a home:
Price Financing Closing costs (except where specified by financing or law) Occupancy (When can you get the key and move in?) Painting (Will the seller repaint a portion of or the entire house?) Repairs (Will the seller repair the roof, plumbing, windows, etc., and what kind and quality of repairs will be made?) Yard (Will the seller remove unwanted trees, bushes - put in desired landscaping?) Fixtures (Which … (7 comments)

sheila newton team: Want to Sell Your Upstate SC Home? Want Offers On Your Home Fast? - 06/06/11 02:46 PM

Is your home listed for sale? Want an offer? There are some things you can do to improve your odds of getting an offer. The first and most important is: PRICE IT RIGHT. You must set a price at the lower end of your property’s realistic price range. This will help you be the one in your price range to get an offer first. Next, you should  get your house market ready at least two weeks before you begin showing it. You should present your home in it's best possible light from day one. After you have your home "market"  ready, … (9 comments)

Agent-to-Agent Loyalty – Where Do You Stand?

Over the years, I have been in offices whose policy on agent cooperation made me very uncomfortable. An example of this is how agents are trained to handle customers who might have been talking to (not signed up) another agent in the same office. If that customer calls the office and asks for “Betty,” the agent they have previously spoken with, all too many offices allow the customer to be taken by another agent if Betty is not readily available. They hide behind the “customer service” smokescreen, arguing that, “We owe it … (6 comments)

sheila newton team: Client E-Mail Question #3 >> Common Underwriting Snag - 01/04/11 02:15 PM
Following is an actual e-mail I received from a client a while back, along with my response:

Hi Sheila,
I am so frustrated right now I could scream! I just got off the phone with Anne (Banker) and she is now telling me that their underwriting department has a problem with Frank’s employment status. She said that he hasn’t been on his current job long enough to qualify! I thought we covered this! They know we will be moving there soon and Frank’s job is the reason! As you know, he's already on his new job! What should I … (3 comments)

sheila newton team: Market Leader increases stake in ActiveRain - 11/20/10 04:27 AM
Thanks for staying "all in"... We all appreciate everything you do on Active Rain... And thanks also to Market Leader for their role in making Active Rain what it is today..

I wanted to pass on some news to the Active Rain community today. Two of our first employees decided it was time to cash out their stake in the business. Market Leader, who has remained consistent in their unwavering support of our community, fully fulfilled the financial hopes and dreams of those former employees.
This isn’t surprising to me as Market Leader was one of the first companies to believe in the industry … (0 comments)

sheila newton team: I DO NOT STEAL COOKIES!!! (stop looking at me) - 09/08/10 03:31 PM
You ever go into a grocery or market and, in the course of your shopping, come across something you felt you simply MUST taste? Except it was pre-packaged and you would have had to open it to taste the product inside? Like cookies, for instance? And have you ever gone ahead and opened the cookies and tried one??? And then found out that you LOVED the cookies so you decided to buy a bag??? Except that you didn't buy THAT bag for two reasons: 1) it had already been opened and 2) the skinny little...uh...cashier...would have judged you if you had presented … (9 comments)

sheila newton team: She said YES!!! (Though I'm Not Sure Why) - 09/07/10 10:11 AM
Twenty six years ago almost to this very moment (4:30pm EST), Sheila said "yes" to me in a simple ceremony where we exchanged our own written vows with just a few friends and family looking on. I watched in utter amazement as her daddy brought her to me, tears betraying his emotions, and placed her hand in mine. If I live to be 150, I will never forget that moment--for what it meant to ALL of us. She was so lovely and radiant, and her love for me soft in her eyes. I was out of my depth with Sheila, or so I … (4 comments)
