I'll attempt to make this rant short, but I must warn you, I'm fit to be tied.
I've recently received four offers on a short sale listing I have in the city of Oxnard with the property listed at slightly below market value. It's the typical scenario; all offers are either FHA, at list price, FHA below list hoping against hope that the lien holder will buckle, or slightly above list price because the buyer's agent has recommended that, if the buyer really wants this home, they should offer what would still be a bargain for them, but wouldn't insult the bank.

Waking up this morning I got to thinking (after a cup of coffee) about Labor Day and the meaning of the day. I've got a special connection with Labor Day, in fact, so many holidays seem to be laced with a story behind it for me; mostly good connections like becoming engaged to my husband on Valentine's Day and married on Memorial Day weekend.

I don't know about anyone else here, but the market is indicating a huge slowdown and I personally am starting to feel it and am thinking that because we enjoyed an early spring selling season, we're melting down to an early end.
I'm finding it more and more difficult to connect with potential clients who are facing foreclosure and looking for answers. I've expressed to quite a few clients during the month of March that short sales don't happen overnight and it will take months of negotiating with the lenders to obtain desired results. I don't know about you, but I've noticed a serious downturn in activity here in Ventura County. Available homes are getting harder to find; even those that should be in a short sale status. We are coming close to the end of our "selling season" and if there are any serious buyers out there, now is the time to take advantage of the prices AND most importantly the low low low interest rates.
Once again housing has become affordable and there's the hope and promise of the American dream that finally makes some sense.

At  one point or another in our career's I'm fairly certain we've become attached to a client because of the special bond that's created in reaching the common goal of a positive outcome for our client.
I tend to get a bit sappy at the end of escrow when it's time to say "goodbye", but always hope that the client will somehow keep in touch to tell me how they're doing...maybe they'll even remember me when they are ready to move again or will refer me to a friend or a relative. (The highest compliment.)

When  we're not servicing our clients most of us are busy doing what we in the industry call "lead generation". You know, keeping our already busy day busy with generating new clients to service and keeping the ball rolling (okay, a girl can hope).

When negotiating any deal we work with people, you know, human beings. Everyone in each deal has their own personal take and interest in the transaction and to make matters a bit more complicated they too have personal lives...imagine that.
I seem to almost always put myself in a different mindset before contacting any negotiator. These are people like me and you but with a work volume we can't begin to fathom. A lot of my blog posts have to do with my short sales in Ventura, Oxnard, Camarillo and Moorpark. I've worked with a number of lenders and no two lenders have solid, clearly defined, plans for effectively weeding through the hundreds of files that come in daily.
Not only are you dependent on the system, but your sale is dependent on a good negotiator and then closer.

It's amazing how the tables have turned. I remember the day, not so long ago, when if you could fog a mirror, you could get a home loan. Today getting a good rate on a home loan is like plugging the BP spill, nearly impossible unless you have impeccable credit. You'd be surprised at how many people I come in contact who've had perfect credit squashed merely because of a change in their credit due to the reporting agencies new guidelines.
