loan modification: Dear Homeowner, I'd like to do my job.... - 05/11/11 04:11 AM
but for some reason you're still living in La La Land and you think your property is never going back to the bank because we're playing Monopoly?  I regret to inform you that you cannot pass go and you're not going to collect $200 if you tie my hands behind my back.
I'm a dedicated professional and enjoy my work. I work harder than I've ever worked before because of the current economic climate, but I still persevere. I meet buyer and seller objections on a daily basis and work hard at negotiating your contact so that you and the other … (8 comments)

loan modification: And Just When You Thought it Couldn't Get Worse... - 10/13/10 05:10 AM
Banks are at a standstill in the foreclosure process, delaying the inevitable on some cases and hopefully saving some fortunate homeowners in other circumstances. A simple missed payment can get logged into the books incorrectly with the result of the family getting hyper sped into the foreclosure drama with the bank refusing to accept payment.
There's a local case here in Ventura County where the family has refused to accept the bank's unloading of their property to a local LLC that in turn sold it to a buyer who has already performed upgrades and remodeling. The original homeowner has changed the … (1 comments)

loan modification: Just What Does Labor Day Mean??? - 09/05/10 05:18 AM
Waking up this morning I got to thinking (after a cup of coffee) about Labor Day and the meaning of the day. I've got a special connection with Labor Day, in fact, so many holidays seem to be laced with a story behind it for me; mostly good connections like becoming engaged to my husband on Valentine's Day and married on Memorial Day weekend.
As for me, I tend to stay in my groove and continue to labor with various odd tasks such as client follow up, lead generation, blogging, tweeting; you get the picture. But tomorrow I will take a little "me" … (3 comments)

loan modification: Expect the Unexpected...Even in Short Sales - 08/20/10 06:19 AM
I close escrow today on a short sale in Oxnard, California. This was the "typical" short sale with Chase where much of the chase happened to be chasing Chase in an effort to stabilize my Seller's position in this crazy recovery. We played a lot of cat and mouse games because while I was chasing Chase, Chase was chasing my Seller for more payments adding subtle hints that their short sale would seen in a more "favorable" light if they continued to make payments toward the 2nd lien holder (surprise, also Chase). First off, let me be the one to shed a … (2 comments)

loan modification: Dis Clothes, Dis Clothes, Dis Clothes! - 08/15/10 12:04 PM
Quite often I have an out of area friend who knows I'm a Realtor and either writes or calls me to see if I can shed some sort of light on various topics relating to home selling or buying. Being in real estate for over 25 years has taught me at least two things with the first being "disclose, disclose, disclose!"
I sold my own home in Woodland Hills, California about five years ago (I know, timing is everything and I did make some nice cash on that one). I recall that for two years after the property sold I spent … (1 comments)

loan modification: Motivate Me... - 08/11/10 01:59 AM
I have to say since I reentered the residential side of real estate, I've not lost my momentum from day one. Each day I wake, I seem to have a day filled with the typical Realtor duties like, lead generation, lead follow up, client contact, lender negotiation, sales meetings, geo farming, etc.
My office is hot on going to a seminar at the end of the month. You know, the rah rah rah, you can do it! type of seminar that resembles Mary Kay Cosmetics and her pink cadillacs. Part of our "motivating" factor was that it was FREEEEEEE! So I … (3 comments)

loan modification: Foreclosure Alert - Financial Hardship Creates Physical Side Effects - 08/10/10 01:33 AM
Recently I've had the unfortunate opportunity to work with several sellers who not only have been facing financial hardship, but dealing with the side effects that the stress has put on their bodies.
In my last short sale transaction, a couple who are in their mid-sixties came to me with a mountain of paperwork from their various efforts to obtain a loan modification. I'm sure you know the scenario; they became behind in their payments and were courted by the typical sharks out there looking to steal whatever cash might be left in my seller's bank account only to not produce … (4 comments)

loan modification: Knock, Knock... - 07/31/10 02:42 AM
To knock or not to knock...that is the question! I've been in commerical real estate and recently got back into the residential end specializing in foreclosure prevention via short sales obtaining (so far) 100% successful results and a more positive outcome for my clients.
I've leapt past the hurdle of cold calls, public speaking (holding short sale seminars, aka foreclosure prevention) and a few other intimidating aspects of our profession. I have yet to have anyone convince me that we are welcome wanderers in our community neighborhoods when we rap on someone's door without an appointment.
As a consumer, I always … (13 comments)

loan modification: Amazing numbers of homeowners attempt loan mods or short sales themselves - 07/17/10 04:53 PM
I'm still surprised at how many homeowner's attempt to do loan modifications or short sales but opt to go it alone. After a number of private consultations, I've learned that the average homeowner simply doesn't understand that they can get all of this time-consuming work done for them for free!
While your average loan modification still takes a lot longer to either be declined (which is mostly the case as of this writing) the short sale process is moving a lot faster. One of the primary reasons is that many banks are now staffed with the support needed to handle these … (9 comments)

loan modification: Camarillio, Oxnard, Ventura Short Sale - Getting Results! - 07/10/10 04:06 PM
Negotiating real estate can be difficult, especially in today's market. I've spent countless hours negotiating short sales on behalf of my Sellers with outstanding results.
After taking a number of courses to become short sale certified, I held my first seminar in Camarillo and was surprised at how many homeowner's showed up for my presentation.
My audience was mixed. There were many homeowners who had been spending thousands of dollars on keeping up with their payments only to have the bank threaten foreclosure because they were denied loan modification. In frustration, many turned to outside resources to try to modify their … (0 comments)
