I have the question many times, does a Pool make that much difference? It always comes down to supply/demand. In Brevard County, Florida, the Challenge these days is a lack of supply of existing inventory. In parts of Brevard such as Viera, buyers are demanding quality luxury homes with Pools. Pool Homes are selling at a faster rate and yes they are selling for more. Supply and Demand always dictates the market price. During the past 3 Months- A good majority of homes are getting taken in UNDER 30 Days (Over 40%). Surprisingly over 22% are getting picked in UNDER 10 DAYS!! We usually identify the market as a "Buyers" Market or a "Sellers" Market, but is it possible to have Both? Yes, and in some areas we are witnessing just that! In Brevard County, Florida, housing was hit very hard, getting clipped over 60% from the peak of 2005. the low inventory levels have hit levels we have not witnessed in several years. Ran a search for Viera/Suntree and found 53 Homes for sale from $400,000 up to 1 Million, None of them were Bank Owned and only 8 Short Sale. Definitely a sign that we are low on distressed properties. Home sale prices were up 9.4% in Brevard and Satewide Unit sales were up 13%. Condo prices are also up 9% as investors are taking advantage of the best deals.
Brevard County offers so much including affordability. Location is very central. Just 45 minutes to Orlando Attractions.

Buyers are all over the map these days, even as the market has been beaten down, it seems to have made the buyers cover all basis, and in some cases, start out in one direction only to do a complete 180 in the other, including many different Realtors...
