investment: BUY A RALEIGH AREA HOME WITH ONLY $100 DOWN!!! - 11/06/11 01:20 AM

This is an exciting opportunity for home buyers. With all the bank owned, REO, Short Sale and New Construction homes on the market in the Raleigh and Wake County area, HUD wanted to come up with ways to get their HUD owned homes off the market and back into the hands of owner-occupant buyers. So HUD put together a program to help do this.
Buyers who qualify for FHA financing can benefit from a down payment of ONLY $100 to purchase a HUD-owned home instead of the normally larger down payment required from most conventional financing in the market today. … (0 comments)

investment: The Perfect Storm is Coming to an END! Rates are on the RISE and now is the time to BUY! - 12/14/10 03:09 AM
Dear Buyer Sitting on the Fence,
I wanted to let you know that while 2010 has provided incredible opportunities with the lowest mortgage rates in history along with some of the lowest home prices in many years it appears the window of the "perfect storm" for buyers may be narrowing.
Mortgage rates have jumped nearly 1% from thier lowest levels of around 4% for 30 year fixed loans. (That is actually a 25% increase) We are fast approaching the 5% mark (and in some cases we are already there).  While 5% fixed for 30 years is really a very low number it is all … (3 comments)

investment: Best Wake County Investment, Foreclosure, REO & Short Sale Deals February 9th 2010 - 02/09/10 02:39 AM
I work with a lot of investors that flip properties, buy and hold for rentals and have also works with many traditional buyers that just want a good deal on a house and willing to do a little work for some equity.  I have been out shopping with a few this week so I thought I would put together a couple list of properties that I think have potential to be good investments in Wake Co.  If you are a first time investor it may be best for you to stay within these price ranges.

investment: We don't want your stinking offer... Buying a Bank-Owned Property - 10/14/09 03:41 PM
This video is so friggin funny.  We have a lot of short sales in our office and we work with a large number of investors.  As sarcastic as this video appears there is so much truth in it.  The banks wonder why they have so many of their properties sitting on the market.  It may be because this is how they treat prospective buyers.  I have submitted numerous offers on bank owned property and unless we have all cash willing to jump through every hoop.

investment: Homebuyer Tax Credit Loans Still on Track? - 05/28/09 05:24 AM
Could the report from Realtor.org be true??
"News reports that the federal government is backing away from its plan to permit eligible borrowers to monetize the first-time homebuyer tax credit are off the mark", a spokesperson for the U.S. Department of Housing and Urban Development recently said.
Although we are all hesitant to jump on the Realtor.org bandwagon shouting from the rooftops it is appreciated that NAR is keeping us in the loop!  It looks like the talks are not dead on coming up with a program.  Lets just hope that can roll it out before the deadline to purchase.
